there's a K-8 school that's
brand new,

and it's opening up
a block away.

This very charming neighborhood

is almost like catnip
for families.

And it could translate into
a really nice payday for us.

This isn't a bad house
for $150,000.

Bank foreclosures are
becoming way harder

to find
than they used to be.

But luckily, Ashlee found us
one of the foreclosure docket

as soon as it became available.

When Ashlee told me it was
in this prime neighborhood

right by the new school,

we both wanted to
check it out immediately.

the brand-new school

is right there --

an expanded kitchen in the back.

You know, the driveway
runs right into

where the garage used to be
'cause they closed it in.

And I can see us taking a bath

where it ends

because of all the foliage

but that's really big.

is absolutely fantastic.

what's on the inside?

It can't be
any worse than this.

That's how you secure
a foreclosed home.

Duke: Someone vandalized
the kitchen. Look at this.

If I thought this place
looked bad from the outside,

the inside is even worse.

I mean, it's trashed.

But apart from the vandalism,

I see a fundamental problem
with this house,

and it's one
you can't easily fix.

Well, at least not without
a lot of time and money.

The elephant
in the living room

is the kitchen
is in a back add-on.

This whole room here
is like,

step down in grade
from the rest of the house.

And the kitchen's back here
in this forgotten space.

It doesn't make
any sense.

But on the upside,
it's a big-ass kitchen.

It's a bowling alley.
Look at it.

The thing is 40 feet long,
10 feet wide.

It's an all-in-one add-on.

It's like, a kitchen,
a dining room,

a bathroom, a laundry room,

and they're all wrapped together
into one, big, smelly mess.

Ugh.

Who designs these places?

Now that I'm seeing
the inside of this house,

I totally understand
Duke's viewpoint.

This place could cost a fortune
to fix up.

And while I do love
this neighborhood,

this is a pretty expensive
house for a foreclosure.

I'm not sure we could renovate
this house

and still make money
when it's time to sell it.

Well, let's see the rest
of the house.

Look at the graffiti everywhere.

It looks like
they had a bonfire.

Wait a second.

There's, like,
dueling kitchens.

A wet bar!

Keith: That's hard
to complain about, though.

It actually looks like
it's in decent shape.

The wet bar seems to be
the only thing

that wasn't vandalized,
which is awesome.

The rest of the room,
it seems to be only cosmetic.

So simple repairs here
and there.

This is just a dungeon.

Duke: This is the room where
you send your kids

when they've done something bad.

The more I see this house...

...the less interested I am
in flipping it.

And I wasn't that interested
to start with.

bedroom, right?

This is the master garage.

Master garage, okay.

Ugh, this house is weird.

The layout of the master suite
is definitely not sweet.

But in this market, bedrooms
are more valuable than garages.

So after our renovation, that
addition could really pay off.

All this here is just empty,
wasted space.

What you need to do is push
this wall back to here

and give all this space back
to the bedroom like it belongs.

I still see the potential
in this house.

Do it right, and it could
become a family-friendly oasis.

But it's definitely gonna cost
a lot to do it right.

So, what do we think
the rehab is here?

I'm thinking
$60,000 to $70,000?

Yeah, I mean, I would say
$75,000 at the least.

'Cause honestly, we need all-new
flooring, a new master suite,

a new kitchen,
new flooring in the back,

a front yard,
the curb appeal.

If we got it for $275,000,
we spend $75,000,

that's $350,000.

And if we sell it for $430,000
or north of there,

we're in good shape.

if we can get it.

We have a lot of work to do
before the new school year

and not a lot of time
to do it.

If we can stick to our
renovation budget of 75 grand,

we'll have a total investment
of $350,000.

Our plan is to list the house
for $430,000,

putting our profit
right around 80 grand.

There's a lot of work to do

before we can turn this zombie
around and resell it.

The first thing we gotta do here
is fix the stupid.

That means correcting
all the bad flow this house has

from previous renovation.

The master here is a disaster.

We're gonna push
that bathroom wall back.

It's gonna give the master
bedroom a lot more room,

and actually,
better sizing for both rooms.

The tub's big, and it's in good
condition, so it gets to stay.

But the little individual
vanities and the '80s tile,

that's got to go.

We're gonna replace it
with some modern fixtures

and some contemporary
tile choices.

Next, that dungeon
in the middle of the house,

that's getting cut in half,

and the half that's adjacent
to the master bedroom,

that's getting turned into
a huge walk-in closet.

Finally, the bowling alley
of a kitchen

gets some new cabinets
and a new countertop layout.

That's gonna give us a much
better food-preparation area

and a distinct dining area.

Outside, we're gonna tidy up
the yard with a new fence.

We're gonna add some
fresh landscaping,

and then we're gonna
stucco the house

to really increase
the curb appeal.

I can make it into an amazing

is made-to-order.

I mean, it's already
ready to go.

I think if we just put some
screening along the sides,

you know, to close it in,

outdoor living space.

It took a while, but I finally
got my roof guy

to assess the damage.

If this roof winds up
costing us like,

15 grand, that's gonna cave
in the whole budget.

here's the situation.

We bought the house

and we thought the roof
was pretty good

because the shingles are
in pretty good shape.

-But when we got around

to tearing off the soffits
and the fascia,

we realized there was
a lot of rot under there.

It's a shame to replace
the whole roof.

I don't really know
what else to do.

best thing since sliced bread.

It's super energy efficient

and it extends
the life of the roof.

And all that roof work's
only gonna be about 5 grand.

That's a fraction of what
we thought it was gonna be.

and our budget

just got pulled
right out of the gutter.

Now that we dodged a bullet,

George can finish the torch
down section of the roof

and put the rubberized coating
over the entire flat roof.

Justin: We only have three weeks
left to flip this schoolhouse,

and these roof problems have put
us seriously behind schedule.

When the previous owners did
the front and rear additions,

they stucco'd those parts, but
they left the remaining block.

So today, we're gonna right
that wrong

and give it one clean,
smooth finish.

We're also chipping away
the stone

around the windows
in the front of the house

and matching that trim
to the garage conversion strip.

That's gonna give this place
a much more contemporary facade

that's gonna be way
more appealing to buyers.

So far, the rotting roof edges
and the soffit and fascia

have been
the only big surprises,

and they've put us
over budget a little bit.

Of the 75 grand we have
for this renovation,

so far we've spent
$12,000 of it.

That's only about 1/6
of the budget,

but we haven't even done
1/10 of the work.

So, hopefully there
are no more surprises.

And we can re-glaze the tub and
the tile in the kids' bathroom.

and they're installing luxury
vinyl planking

throughout the house.

It's super durable.
It's indestructible.

It could literally have, like,
a three-day Irish wedding,

and it would
clean up perfectly.

We're also upgrading the windows

with energy-efficient
tinting from PoyaTech.

So far, we spent over $40,000,
which is over half our budget,

and we've barely even touched
the kitchen or the bathrooms,

and that's where the costs
really start to add up.

have to get Travis

to remove that old, rotten tree

left for kitchens, bathrooms,

and finishing touches,
so he's gonna have to see

what he can do
with this backyard

for, you know,
basically free.

Justin: The brand-new K-8 school
at the end of the street

is set to open super soon,

which means we need to get
a family in this house.

So, we're working extra hard
over the next couple days

to get ready
for our open house.

We're finishing up out back
by painting the patio floor,

and then we're putting in
a cool motorized screen

from the folks at Screenmobile

using an articulated roller
from Progressive Screens.

At the front of the house,

we're gonna cedar wrap
the columns

and the support header.

Inside the house, we have
Forevermark cabinetry

installing cabinets
in both the kitchen

and in the master bath.

We're also giving the wet bar
a complete makeover.

And the guys from Mystic Granite
are here

installing the countertops.

This material's called
Bianco Superior.

It's an exotic quartzite
from Brazil,

and it has a white background

with beautiful gray veining
and hints of gold.

Ashlee: Out in the front,

we're getting
rid of part of that driveway

to separate it from the house
so we have a new planter.

We've also got lots of brand-new
landscaping going in,

and that's gonna make the house
very fresh and super inviting.

The grand plan for a kids'
play area in the backyard

just flew out the budget,

but we did add a nature
walk through the back,

and then we hung
a really nice rope swing,

so we still have
a kid-friendly vibe.

It was a battle,
but we came in right on budget.

We spent just over $70,000,
leaving just enough for staging.
