The moment they met,

on a "Killision Course."

In April 2011,
the convergence of five lives

at a rental house
in Stamford, Connecticut,

leads to a brutal slaying...

and it all starts
with Jamie Sarno.

- In many ways, Jamie was
a classic all-American girl--

a straight-A student
in high school,

captain of
the track and field team.

She was popular and pretty.

But in college, things changed.

- She led a pretty sheltered,
privileged life prior to that,

and in the stress
of the real world

she suffered bouts
of severe anxiety,

which often manifested itself

in intense emotional outbursts
and severe depression.

She was very up and down
in her moods,

and she often turned to alcohol to self-medicate.

- But medication
and counseling helped.

You know, she held it together
and she graduated

with a Master's Degree
in Education.

Overall, Jamie was well
regarded by her co-workers,

and her students loved her.

But none of them were aware
of the emotional instability.

She was able to keep that
in check at work.

And it was her
boyfriend, Matt Dwyer,

who was forced
to take the brunt

of her
uncontrollable outbursts.

- Matt Dwyer graduated
with a degree in Chemistry,

and he was working
as a sales rep

for a major
pharmaceutical company.

He was what you'd call
the work hard, play hard type.

- Matt's family
was middle-class.

He had a fairly
typical upbringing,

but his parents were
barely on speaking terms.

They divorced shortly after
Matt went to college.

- His emotionally starved
upbringing had a big impact

on his perception
of love and intimacy.

He didn't have a lot of empathy
and was completely unaware

of how to cope
with emotional outbursts.

- Matt and Jamie met in college,

and by all accounts,
they were inseparable.

They had an intense, passionate
love for each other.

- It sounded
like a roller coaster

of intense fighting
and reconciliation.

That kind of relationship
typically doesn't last,

but it also doesn't
go away easily.

to end the relationship.

So after college, Matt and Jamie
moved in together.

But, to be frank,

this was a relationship
that was fueled by sex,

which tends to cover up
deeper conflicts.

But in the long run,

the underlying flaws
in the relationship

become too big to ignore.

After three volatile years,

Jamie can no longer deal
with the emotional stress

of the relationship
and finally packs her bags.

with her.

She had gotten him
as a comfort dog

to help ease her anxiety.

She needed him.

That wasn't the first time

Usually she came back
in a night or two.

- With their history,

Matt wouldn't have taken Jamie
seriously about being over.

He probably just took it

as just another one
of her emotional outbursts.

- But this time
it was different.

Jamie didn't plan
on coming back.

After Jamie left Matt,

a co-worker suggests she
check out the Gates House.

- The Gates House was fairly
well known in the area.

It was a rundown mansion
that had been converted

into affordable apartments
in the '60s.

It was popular
among young, single people,

and there was a high turnover.

Most of the tenants

they were trying
to escape their past.

- Ask any cop.

If you were ever assigned
to District 3,

you definitely answered
a complaint at the Gates House.

Probably more than once.

- I didn't really mind
living at the Gates House.

It was a temporary thing.

Most of the people
were friendly, young.

Sometimes it was fun.

But there was some shady
tenants from time to time.

- You could rent an apartment
without a credit check.

They offered
short-term leases,

so there was high turnover.

Lots of noise complaints,
domestic disturbances.

- Ready, Casp?

But before anyone
can move into the Gates House,

they need to meet with
the property manager,

Vince York.

- Vince was like
the dirty rocker type,

but if you were
a bad influence,

he didn't want you around.

He did have a soft spot
for pretty girls,

which probably started
all of the trouble.

- I was Vince's parole officer.

He had a criminal background,

but he was trying to get
his life back on track.

His father was serving

a 30-year sentence
for manslaughter

after killing a man
in a domestic dispute

when Vince was 16.

- Vince had inherited his
father's violent temper.

In 2009 Vince was in a bar fight
and charged with assault.

Because of his previous record, it was considered a felony,

and he was sentenced
to three years in jail.

He got out on good behavior
after 9 months,

but was stuck in Stamford
on parole.

- The owners of The Gates House

basically took a chance
on Vince.

He started just doing
odd jobs around the house

to pay his rent.

But when they moved to Florida,

Vince took over
as the property manager.

It was a good job for him,
kept him busy.

Six months later he was
basically running the place,

and that was
just five years ago.

It was a great situation.

He lived rent-free,
played guitar on the weekends,

and was able to do things
on his own terms.

He was gonna keep
out of trouble this time.

But then Vince meets
Jamie and her dog, Casper.

- Hey, Vince?

I'm Jamie; I called earlier.

- Oh, hey, yeah, Vince.

Oh, you brought a dog.

- There was a pretty strict
"no pet" policy

at the Gates House,

and when Jamie showed up
with a dog,

Vince should have
turned her away,

but he didn't.

- Just bring him in for now,
okay?

I'll show you around.

- Okay.
- All right?

Jamie has found a new home

and soon discovers that not everyone at the Gates House

is as welcoming as Vince.

- Hi.
- Hey.

- I'm Alexis;
you must be the new girl.

- Vince may have been
the manager,

but the queen bee
at the Gates House

was Alexis Carlon.

- Alexis was already living
there when I moved in.

Acted like she owned the place.

Nothing went on
without her knowing.

She could be pretty nasty
if she didn't like you.

- She was your classic
mean girl, a bully.

Life hadn't gone her way,
and she was mad about it.

She wasn't afraid
of confrontation.

She didn't care
what people thought,

and that often
got her in trouble.

- Alexis was a little older

than the other occupants
of the Gates House.

She came from
a fairly poor family

and wasn't really close
with them.

She hadn't graduated
high school,

but she had street smarts.

- She bartended at a local
dive bar called Clippers

and actually did pretty well.

She knew how to get big tips.

She could have moved out
to a nicer place,

but she didn't.

I think she was
only still at the Gates House

because of Vince.

- Um...you know there's
no dogs here, right?

- Oh, yeah,
Vince said it was fine.

- When Alexis found out

that Vince let Jamie move in
with a dog,

she would have suspected
he had ulterior motives

for breaking
the "no pet" policy.

In Alexis' mind,

the only tenant
who should receive

special favors from Vince
is her.

- Alexis and Vince had

a friends-with-benefits
thing going on,

but I always thought Alexis
wanted a lot more from Vince,

something serious.

And he just wasn't interested.

- Vince was interested in trying
to get his life back on track.

Alexis wasn't the type of girl

that he would have wanted
to get involved with.

She reminded him
of his past girlfriends,

who had only caused trouble.

- Hey.

- We had hangouts
on the porch most weekends.

That was when I first met Jamie.

Her and Vince
seemed to hit it off,

and I knew
that was going to end badly.

Alexis believes
Vince belongs to her.

However, Jamie's arrival

presents a dangerous
new threat.

- Alexis had the type
of survival instincts

that often cause more harm
than good.

She was very proactive
in protecting

what she thought was hers.

Vince definitely
fell into that category.

She instantly disliked Jamie.

- Jamie was an attractive girl.

She seemed so sweet and nice
and put together.

She represented the life
that Vince was striving for

and that would have motivated
his attraction to her.

Their first night
together ends peacefully...

but could this be the calm
before the storm

at the Gates House?

In early spring,

Jamie Sarno has moved
into the Gates House

but is unaware
that she has disturbed

resident queen bee Alexis,

who has her heart set
on building manager Vince.

But Vince may have
other plans in mind.

- It was after midnight.

I'm in bed,
but then I heard Jamie

screaming at Vince outside.

I remember just thinking,
"Oh, lord, here we go again."

- What the hell are you doing
outside my window?

- What, I'm fixing
the TV dish.

- It was a bit odd.

Vince wasn't the type
to work late,

and the way Jamie reacted
seemed very over the top.

- The next time I catch you
looking in my window,

I'm calling the cops.

- Jamie immediately thought
that he was lying.

Being spied on,

a stranger seeing her
in such a vulnerable moment,

it was a lot for her to handle.

- And that wouldn't have helped
Jamie's feelings

of anxiety and depression.

It probably made her feel
emotionally unstable.

Jamie is learning

that when you live
at the Gates House,

you never know
who to really trust.

- Hey.

- There was this other cute
girl named Inez living there

about the time Jamie moved in.

Alexis made sure Inez
didn't last long.

Inez and Vince kind of
shacked up one night.

No big deal,
but Alexis went crazy.

Inez told me all about it.

Inez got nasty crank calls,
had her mail stolen,

and then she found her car
was all scratched up.

That was it for Inez.

She left.

And that's what Alexis wanted.

- Jamie probably realized then

that moving into the Gates
House was the wrong move,

but she wasn't willing
to go back to Matt,

so she didn't have
a lot of options.

Later that day,

Alexis reasserts
her power over Vince.

- Hey, what are you doing?

- I just finished up
with Inez's place.

- Oh, Inez.

- Alexis was tired
of Vince renting apartments

to attractive young woman,

so she demanded that he rent
Inez's apartment to a guy.

- I was thinking that maybe

we could get some men in here,
some guys, you know?

- All right, fine.

- Okay.

- That would turn out to be
very fateful for all of them.

Vince keeps
his word to Alexis

and rents the vacant apartment
to 24-year old Ben Oselund.

- Ben seemed like
a really nice guy,

good-natured, quiet.

It seemed like a strange fit
to me at the time,

but then everyone
at the Gates House

had some sort of story.

- Ever since childhood,

Ben had a severe case
of social anxiety disorder,

which can badly impair
an individual's ability

to function in the world.

Social encounters of any kind

would usually cause
a panic attack,

so he learned to avoid them.

- He managed to make a few
friends and even got married

to a high-school sweetheart.

- She left him
after only a few years.

She had an affair with her boss,
who had a lot more money,

and she basically
ran away with him.

- It must have been bitterly
humiliating and painful.

The only intimate relationship
he'd ever had with a woman

had destroyed him emotionally.

That affected him deeply.

- Ben was shy and quiet.

He wasn't very social.

At the time that Ben moved
into the Gates House,

he was working
as a veterinary technician.

He seemed more interested
in animals than people

most of the time.

- Hey, Ben.

Gonna come hang out
or what, man?

- Oh, yeah.

At the next porch gathering,

Ben is introduced
to the Gates House community

and quickly finds
a friend in Jamie.

- Hey, Casper likes you, huh?

- Oh, he's--
he's your dog?

- Yeah, hi, I'm Jamie.

- Oh, I'm Ben.

- Nice to meet you.

- Jamie and Ben hit it off
soon as they met.

- Did you make a friend, bud?

- He seemed liked a nice guy,

and Jamie just sort of
trusted him

since he was so good
with the dog.

The party
is about to take an ugly turn.

- Alexis was known
for getting pretty drunk

at the porch gatherings,

and it didn't take much

for her to become
confrontational.

- Alexis was already
feeling threatened by Jamie

because of Vince,

and when Ben and Jamie
became friendly, it upset her.

What she saw was another woman
getting attention.

It was the type
of attention she wanted,

and she lashed out.

- So basically, Alexis just
poured a beer over Jamie.

It was out of nowhere.

But I can't say I was surprised.

I think she was
just starting her campaign

to get Jamie out of the house.

Jamie is not
intimidated by Alexis...

And decides to try
to beat her at her own game.

- Jamie had a history
of acting out,

and in that moment,
in her anger,

she chose to go after Vince,

because she knew how much
it would hurt Alexis.

I don't believe she really
had any intention

of getting together with him,

and she definitely
wasn't thinking

about the consequences.

Vince was very surprised
that Jamie was sexting him,

but he wasn't going
to tell her to stop.

Jamie and Vince begin

exchanging erotic photos
on a regular basis.

For Jamie, it provides a thrill knowing that she has control

over the one man
that Alexis wants the most.

But as their sexting
continues at night,

Jamie's friendship with Ben
grows stronger during the day.

- Jamie and Ben
had become close.

He worked odd hours
and was around during the day,

so Jamie gave him a key
to her apartment

so that he could walk Casper.

- Everyone in the house
could see

Ben had a huge crush on Jamie,

except for Jamie, of course.

Ben thinks he's
falling in love with Jamie,

but he fears rejection

and doesn't know how
to express his feelings.

- Ben just wasn't Jamie's type.

She needed someone
fun and outgoing,

and Ben was just too reserved.

He was nice,
but that was all she saw.

After a few nights
of texting with Jamie,

Vince is ready to take it
to the next level.

And when he knocks
on Jamie's door,

Vince gets
an unwelcome surprise.

- Matt and Jamie
had been broken up

for about a month at that point.

- Vince, this is Matt.

- Matt didn't believe
that he and Jamie were over.

He used the dog as a way
to get back into her life,

check up on her.

- Should I come back
another time?

- Or you could not
come back another time.

- Matt made it clear to Vince
that Jamie was off limits.

He just saw Vince
as a run-of-the-mill,

lowlife womanizer.

- Vince didn't like Matt.

He told me Matt was
just a smart-ass college boy

with a corporate job.

I mean, Vince was
pretty easy-going,

but he hated that guy on sight.

- I'll text you later.

- Well, he seems nice.

Vince seeks out
another outlet

for his growing frustration.

- When Vince didn't
get anywhere with Jamie,

he turned to Alexis to get out
his sexual frustration,

and she was more than happy
to oblige.

Fueled by jealousy
and suspicion,

Alexis does
what she always does

and checks Vince's phone
for signs of an affair.

- Alexis was really jealous
when it came to Vince,

so she checked his phone
behind his back,

and, lo and behold,
her instincts were right.

- She was furious,

and she must have started
immediately scheming

how to exact her revenge.

Now that Alexis
has proof

of Jamie and Vince's affair,

she begins plotting
her brutal revenge.

She won't stop until
someone's life is in pieces.

The sordid triangle
of sex, lies, and love

between Jamie, Matt, Vince,
Alexis, and Ben

creates tension
at the Gates House.

Unaware of each other,
Ben and Matt both have hope

for a relationship
with Jamie,

while Alexis believes Jamie
is sleeping with Vince

and has already planned
her revenge.

- Alexis entertained herself

by lording over
the Gates House.

Alexis decided to distract
Jamie by acting friendly,

and all the while knowing what
she was about to do to her.

For her part,
Jamie wasn't interested

in being friends with Alexis.

She had already shown
her true colors.

- Alexis and Jamie
were just fire and ice.

Jamie was a college girl,
good family, had a nice job.

But Alexis...

well, she was just trashy.

No other way to put it.

- Two-for-one drinks
at Clippers tonight.

You should come.

- Alexis would have
made Jamie nervous.

She wasn't the type of girl

Jamie would have been
used to dealing with,

and she wouldn't
have trusted her.

- I can't; I'm busy.

Jamie's instincts
not to trust Alexis

are dead on,

and she's about to get a taste

of just how spiteful
Alexis can be.

- At the end of May 2011,

just before the end
of the school year,

Jamie was called
into the principal's office,

and her employment
was terminated.

- Please, I need this job.

- It was the pictures
that she had sent to Vince.

Someone had gotten
email addresses

from the school's website

and sent them to the whole
faculty and school staff.

It was obvious that
Jamie had taken them herself.

- I didn't send them out,

- She was immediately
suspended from work

in a very humiliating
public way.

Parents, faculty, and even some
students saw those pictures.

Jamie's precious
career as a teacher

has been destroyed
in a single stroke,

and she thinks she knows
exactly who to blame.

- Jamie suspected Vince
right away.

Who else would have
those photos of her?

- You god damn son of a bitch,
I should kill you!

- Hey.

Come on, hey!

- At first, Jamie assumed
it was Vince,

but later, after
we searched Alexis' phone,

there was clear evidence

that she was the one
who had done it.

- Alexis, what'd you do?

- Alexis knew
how to hurt people,

and she knew
that Jamie loved her job.

And she used those photos
to destroy her,

probably to drive her
out of the Gates House.

- If that bitch
can't keep her pants on,

it is no fault of mine.

- What did you do?

Jamie, hey, stop!

The tension
between Jamie and Alexis

is escalating to all-out war.

- You are messed up, Alexis!

And so far Alexis is winning.

- The loss of her job would have been devastating to Jamie,

and the extreme stress

would have triggered
her anxiety disorder.

She would have become
even more emotionally unstable.

When that happened,

we know that she often
turned to binge drinking

to numb her feelings.

- Jamie had always
relied on Matt in a crisis,

and she texted and called him
with no response.

So, in the meantime,

she turned to her only friend,
Ben, for support.

- Do you want me to leave?

- No, no, stay.

- Okay.

- She still needed the comfort
Matt had provided.

So Ben became his surrogate,
at least for the moment.

- You're not gonna take
advantage of me, are you?

- No.

The next morning,
Matt arrives at her apartment

after receiving multiple texts
from Jamie

about losing her job.

- Matt was furious
when he found out Jamie

had been sexting other guys.

- God damn it, Jamie.

- He still thought they were

going to reconcile
at some point,

and this was not
part of his plan.

He also didn't like that Jamie
was letting Ben, a stranger,

take care of their dog.

- You know, if you can't
handle the dog,

I'm taking him with me.

- What?

- No, stop it, stop.

No, stop it, stop!

- Hey, come back.

- That apparently was the moment

at which Ben Oselund
attempted to intervene.

The altercation continued
on the front lawn.

- Stop being an ass,
come back.

- I'm not being an ass;
I'm just taking my dog.

- The argument escalated,

verbally at first,
and then physically.

- The dog wants Jamie.

Put him down.

- I'll hand it to Ben.

He really, really
stood up for Jamie.

- What, are you
a tough guy now?

- Matt!

- Hey!

- You think you're a tough guy?

Come on!

- Stop, Vince!

- Stop being an ass,
come back.

All out war has
broken out at the Gates House.

Ben tries to stop Matt
from taking Jamie's dog.

But, ultimately,
it's Vince who stops him.

- During our investigation,

a significant event
that we looked into

was a fight that broke out

on the front lawn
of the Gates House.

- Vince, stop!

- Before Vince got involved,

the situation may well
have resolved itself.

But Vince,
with his hair-trigger temper,

took things to the next level.

- Stop!

- We could've arrested
Matt, Vince,

or both of them right there,

and in light of what happened,
I really wish we had.

But we can't arrest for battery

unless someone files
the complaint.

- You want to press charges?

- No.

- If Matt had pressed charges,

Vince would have been
in violation of his parole,

and he would have gone
back to prison.

- Listen, it's your lucky day,
all right?

Don't make me come
back here again, all right?

- The cops let it go,
so Vince was lucky.

He warned Jamie
that if Matt ever showed up

at the Gates House again
he would kick her out.

- You bring Matt
back here again,

I'm gonna evict your ass.

- Matt didn't have
to act right away.

He could have lorded that power
over Vince for a while.

I know Vince was afraid
of that possibility,

especially since he was so close
to being done with his parole.

Alexis,
jealous that three men

are fighting for Jamie,

sees an opportunity
to wreak even more havoc.

- Hey, hey, let me see.

- She wanted Matt to think
Jamie was sleeping with Vince.

Alexis could manipulate people.

She'd make you believe things,

but like it was your idea,
not hers.

- Why don't you just
come by the bar?

Come by Clippers.

I'll buy you a drink,
and we can talk.

- Thanks.

As Alexis
digs her claws into Matt,

Jamie attempts damage control.

- Jamie thanked Vince
for helping her.

She knew his parole situation

and realized he had
risked a lot to help her.

- No, I understand.

I promise,
he won't come back.

- Ben overheard Jamie
fawning over Vince

and couldn't believe it.

He was the one who'd stuck his
neck out for Jamie with Matt,

and Vince got all the thanks.

It was the classic example
of the good guy finishing last.

- He would have been very
jealous of any interaction

between Vince and Jamie.

- Hey, you okay?

- More than anything,
he wanted to matter.

He wanted be important to Jamie.

He'd been completely
unimportant

to the only other woman
he cared about.

This time, he wanted things
to be different.

- Anytime, day or night,
just call.

I'll be there.

- Okay.
- All right.

That night,
Matt takes Alexis up

on her offer for a drink.

- We have witnesses placing Matt
at that bar with Alexis,

and credit card reports
don't lie.

He went to see her
that very same night.

And things
quickly become heated.

- Matt had assumed Jamie
would come back to him,

but now, after what
he'd seen and heard,

he wasn't so sure,
and he was furious with Jamie.

- Hooking up with Alexis

was a way of taking back
some control.

But it wasn't something that
was going to make him happy.

He wanted Jamie,

and even though
Alexis was, well, fun,

she was never going
to replace Jamie.

- For Alexis,
this was just another way

to get back at Jamie.

The next morning,
Alexis gets a rude awakening

when she realizes, this time, she has pushed someone too far.

- Jamie did
what no one else ever did.

She stood up to Alexis

and confronted her
about being fired.

- What the hell
did I ever do to you?

- She wanted Alexis
to confess to her boss

about what she'd done,

in hopes of getting
her job back.

- We don't have a completely
reliable account

of that conversation,

but we assume Alexis
just owned up.

She probably wanted
to twist the knife a little.

- Are we really gonna
do this right now?

- Alexis told Jamie
that she had slept with Matt

the night before,

and that was when Jamie
really lost it.

- Shut up, Alexis!

- Cell phone records indicate
that Jamie called Matt

that morning while she was
in a confrontation with Alexis.

Jamie tells Matt
she knows

about his affair with Alexis
and threatens them both.

For Alexis,
all of her misdeeds

seem to be
catching up with her.

- Get--
what are you doing?

- Why the hell
did you tell Jamie about us?

- Matt was furious with Alexis.

He barely knew this woman,

and she had just tried
to ruin his chances

of getting back
with the woman he loved,

all in the name
of her own petty agenda.

- Did you really think
that this was all about you?

- You know, you're pathetic.

- At this point
Matt was so angry,

he wasn't himself.

He would have been capable
of almost anything.

- Stay away from Jamie,
or I will hurt you.

Later that same night,

Jamie goes after
the one thing in the world

Alexis cares about...

Vince.

- Jamie knew exactly
what she needed to do

to get back at Alexis.

She finally took her flirtation
with Vince to the next level.

Vince was more than happy

to finally be with the woman
he had been wanted to be with

ever since she arrived
at the Gates House.

Everyone knew
Vince and Jamie hooked up

the moment it happened.

Alexis would have been seething

when she saw Vince
and Jamie together.

Vince seemed further
than ever from her grasp.

Ben would've been devastated
that Jamie chose Vince over him

after he had worked so hard to win her trust and affection.

With tensions at
the Gates House boiling over,

it's only a matter of time
before blood will be shed.

But the first victim
of this tangled web

is the most innocent one
of all.

- Casper, come on, time to eat.

Casper ...sper...

Tension at the Gates
House is at an all-time high.

Soon after Jamie discovers

her beloved dog, Casper,

dead in the freezer,

police arrive to investigate.

- After spending the night
with Vince in his apartment,

Jamie came home
to find her dog dead

and stuffed in a plastic bag
in the freezer.

She accused Alexis,

and of course
we questioned her,

but she denied being involved.

Sad to say, without a witness
or forensic evidence,

we had nobody to charge.

- I know it was you, Alexis.

- It was not me.

- I definitely thought
Alexis killed that dog.

Jamie sleeping with Vince
would have pushed her too far.

- Hey, listen!

No, listen, this stops
right now, okay?

This ends today!

Or I evict both of you,
you got it?

- It was then
that Jamie told Vince

that she wasn't interested
in being with him.

We have reason to believe
that she intended

to go back to Matt
at that point.

- I only slept with you
to get Alexis mad.

It's not happening again.

After all the trouble at the Gates House,

Vince thinks about leaving
his job for the first time.

- Vince's parole
was almost complete,

and his final hearing
was coming up.

He had tried
to do everything right,

but cops had been
at the Gates House

two days in a row.

It was stressful for him.

I advised him to just
take off and start over,

ideally somewhere far away.

With Jamie
no longer a threat,

Alexis may finally have Vince
all to herself.

especially when she realized

that he wasn't going

But the path of destruction that Alexis created

has been for nothing.

to lose Vince forever.

On the other side
of the Gates House,

Jamie hopes to put
her recent troubles behind her

and start over with Matt.

- Jamie was desperate
at that point,

and she was used
to turning to Matt

when things got tough.

So she called Matt for help.

- You know, it was my dog,
too, Jamie.

It wasn't my fault.

- The person that killed
Casper knew exactly

what they were doing
to push Jamie over the edge.

She was totally devastated.

She'd lost the one thing that kept her emotionally calm.

- How the hell
could you let this happen?

- The fact that Jamie
didn't reach out to Ben

as soon as she found her dog
is very telling.

Matt was still
her emotional go-to

when she became desperate.

- I didn't want this to happen.

- Well, whose fault
was it, then?

- It's not my fault.

- Well, it wasn't my fault.

- Matt blamed her
for everything,

and she hated him for that.

- Get out!

Go, leave!

- We all heard it.

The house was
just an old mansion.

The walls were paper thin.

I mean, they lit into each other
like you wouldn't believe.

Jamie is totally alone

and spiraling out of control,

but there is one resident
of the Gates House

that still cares for her.

- Ben had overhead the argument,
like many other tenants,

and went to check
if Jamie was okay.

And, well, she wasn't.

- I messed everything up.

- No, you can't say that.

- He believed he was
in love with Jamie,

and he saw her neediness
and despair

as a sign of affection
towards him.

- Ben had waited a long time
for the right moment

to reveal
how he felt about Jamie,

but this wasn't it.

- You're so nice.

- She was emotionally fragile,
her self-esteem shattered.

She just needed a friend.

- No, Ben, please,
you don't want that.

- She rejected him.

Ben is devastated
and heartbroken.

- By attempting to be romantic
with Jamie in that moment,

Ben forced her to reject him,

which would have only added
to her anxiety.

She was definitely
near her breaking point.

Once again Jamie feels

like she has nowhere to turn
but back to Matt.

- Based on cell phone records,

we know Jamie called Matt
around 9:00 that night.

A tenant witnessed him arriving
at the Gates House soon after.

The lives of Jamie,
Alexis, Vince, Matt, and Ben

are in a web of love,
lust, and lies.

And now their
uncontrollable conflict

has reached a climax.

- At 9:37 p.m., a 911 call was
placed from the Gates House,

reporting that a body
had been found in a bathroom

in one of the apartments.

- When I received the body
we immediately began

a routine postmortem.

Well, even though
the deceased can't speak,

sometimes their remains
can tell us

everything about their deaths.

The body can be
a treasure trove of evidence

that sometimes just points
directly to the killer.

The bitter conflict
among these tangled lives

has claimed another life.

But who is the victim?

And who is the killer?

On May 20, 2011,

the body of Jamie Sarno
is discovered in her bathtub.

- A 911 call was placed by Ben,

reporting that Jamie Sarno

had committed suicide
at the Gates House.

- EMTs responded
12 minutes later,

but by then,
Jamie was already dead.

- It appeared she'd slashed
her wrists in the bathtub.

At first glance, there was
nothing about the scene

that suggested a homicide.

There was no forced entry,
no signs of a struggle.

- Jamie was acting
more and more irrational,

and she was depressed
over the death of her dog,

her relationship with Matt,
losing her job.

So it wasn't a stretch

to think that she had decided
to take her own life.

But forensic analysis
casts that conclusion in doubt.

- During my examination
of the body,

I began to doubt Jamie's death
was self-inflicted.

The presence of more than
residual blood in Jamie's body

indicated that her heart
functions ceased

before she bled out entirely.

In other words,

the loss of blood
was not the cause of death.

I notified
the Criminal Services Unit,

then ordered
a toxicology report,

which takes about 72 hours.

Now everyone involved in Jamie's troubled life

is a homicide suspect.

- The first challenge
was figuring out

who wasn't a suspect.

- Between the accusations that she had killed Jamie's dog

and the fact
that Jamie slept with Vince,

Alexis was definitely considered
a person of interest.

- Vince York had
a one-night stand with Jamie

just two days before,

and he had felony assault
and battery on his rap sheet.

Matt Dwyer was
the only one to lawyer up.

It stands out.

- Ben was the only one,
other than Vince,

with a key to her apartment.

- But other tenants confirmed

that she gave it to him
to take care of her dog.

So that by itself
didn't single him out.

But ultimately
the most important

piece of evidence
comes from Jamie herself.

- I located a small, inflamed
pinprick in her underarm,

which suggested to me
that she had been injected

with something
prior to her death.

The toxicology reports indicated

that the injection
was of etorphine.

Jamie's death wasn't a suicide.

She was killed
by the injection

of a powerful
animal tranquilizer.

- After we got that evidence
from the medical examiner,

we moved right in.

Investigators zero in on the suspect

most likely to have access
to that particular drug,

the shy and soft-spoken
boy next door, Ben Oselund.

- We searched his apartment
and found syringes

and vials of the drug

that was used
to incapacitate Jamie.

We also found evidence
of stalking.

Ben had numerous photos
of Jamie

on a wall in his apartment,

a sort of shrine.

He obviously had some sort
of obsession with her.

- Ben was disassociated
from reality.

In his mind,
any act of kindness

or friendship from Jamie

was interpreted as love,

and that turned
into obsessive behavior

in a short period of time.

- Ben Oselund was arrested

the same day
the DA's office received

the medical examiner's
toxicology report.

He confessed everything.

On May 20, 2011,

Ben Oselund
entered Jamie's apartment

with the key
she had given him.

- He waited
until she fell asleep,

injected her, and then staged
her suicide in the bathroom.

After placing
her body in the tub,

Ben called 911.

- He also confessed
to using the same sedative

to kill Jamie's dog.

- He knew that would make Jamie
even more vulnerable,

but it backfired
when she slept with Vince.

That was probably what made him finally decide to kill her.

- Ben Oselund was convicted
of first degree murder.

He's serving a life sentence
in prison.

- Shortly after
Ben was arrested,

Vince left the Gates House--
and Alexis--behind.

I think he probably finally
figured everything out.

- Last I heard,
Alexis was still there,

still working at the Clipper,

still holding on
to whatever she could.

- Matt succumbed
to alcohol abuse.

It seems he was never able
to recover from the loss

of the one woman
he ever truly loved.

So many people played a part

in this disturbing murder,

and all of them
were victims in some way,

every single one.
