A condo in Old Southside. Oh, okay.

And it's livable right now,

but it needs to be gutted for sure, so...

So we own the whole building,

but rather than renovate everything at once,

I want to start small and test the market.

And we're working on one of the downstairs one-bedroom units.

So I really like this little pocket south of downtown.

The condo is in the Old Southside,

which is still transitioning,

but it's showing a lot of promise.

And if we do well on the first unit,

it's gonna be a good sign for the whole neighborhood.

I think it's gonna be a really fun area

in a pretty short amount of time.

Excellent.

I'm really excited 'cause it's small. Mm-hmm.

But I think we can pack it full of, like,

some seriously cool stuff. Okay.

I'm thinking bold tile, fun wallpaper, bright colors.

It's small, so let's go big.

I think the old South Side is a great area to be in

right now.

It just got a huge grant from the city.

So money is gonna go into infrastructure and housing

and things like that, and I think

we're going to see a big change there in the next three years.

So, I'm excited to be involved in it right now.

I actually live on the old South side right now,

so I know a lot of my neighbors.

Very tight knit community,

and I think a lot of people are excited to see it renovated

and rehabbed, and revitalized into

probably what it was 30-40 years ago.

We're only tackling the first unit right now,

and it's on the ground floor.

And it's laid out in kind of a circle --

living room, dining room, kitchen, full bed, and bath.

I'm a little unsure, value-wise, about this.

We bought this unit for 30 grand,

and it's about 750 square feet,

and it's a one-bedroom, one-bath.

I think if we really deck it out,

we'll be able to significantly increase the value of it.

This is a fantastic front porch.

It is.

A front porch is essentially crucial.

It's part of what makes it feel like a neighborhood

because people come out onto their porches

and that's how they chat with their neighbors.

It's part of what makes the house feel friendly

because you leave your front porch light on

and the neighborhood looks friendlier.

Growing up, I could always find my dad on the back porch

reading the newspaper, whistling with the birds,

and that's something that's kind of I'm kind of inherited where,

like I like to sit out on the front porch and I like to be

able to people watch or listen

to the birds and be out in nature.

I love the old door, but it's in pretty bad shape, so...

Yeah, but if we can get a new door

that's the same style, that'd be fantastic.

Ooh. It's a little more ripe than last time I was in here.

KAREN: But we have floors. We do.

And I think we can actually salvage these hardwood floors.

I think we can, too.

The best way to refurbish floors is give him a good sand

and a nice, updated poly.

And there are a couple different tools you can use

to do that.

I have a feeling they're not watching this currently

to learn how to sand the floor.

They will probably watch some videos or read directions,

not take our two second snippet of

"Use a drum sander and then go around the edges with belt sander."

Why wouldn't you...?

I'm thinking we make, like, a secret garden.

It's like this little oasis, and if we do -- if we do --

The big challenge in this space

is to make the small space feel big. Yeah.

And Mina has a fantastic idea of putting big glass doors,

because that will double the feel of the space.

Yeah, it will feel like you'll have an extra

150 square feet out there.

The opening between the kitchen and the dining room

The new floor plan will be the same gist.

And in your future plan,

I feel like that deserves respect.

that knob should be saved.

So this is the bedroom.

So if we could move this opening a little bit,

you could still access all this for coat closet. Uh, yeah.

So the rundown...

This is a small space,

but it's not gonna feel that way when we're done.

While this is the first unit in the building we're renovating,

we have to update the entire exterior.

Inside, we'll remove the ceiling

and add French doors in the dining room,

which will make the small space feel twice as big

by bringing the outdoors in.

We'll close off the bathroom from the kitchen,

which gives us way more room for counters.

And, lastly, we'll take up part of the coat closet

as a laundry space in the master bedroom.

So what did this cost? It's $30,000.

We're gonna end up putting...

$60,000.

It's gonna cost you a lot of money

to get wallpaper on the ceiling, baby.

You better up that estimate.

I don't want to spend more than $70,000.

MINA: This is an older unit in the Southside neighborhood,

which hasn't fully transitioned yet.

But if we can keep the budget in line

and appeal to younger buyers

who might be priced out of Fountain Square

or Bates-Hendricks, we should be able to make some money

and start redeveloping the neighborhood.

I'm really excited to do because it's tiny.

and I'm hoping that puts us at a finished product, like,

at a value that...

I want to turn this place into a little boho glam retreat,

because I think that will really appeal to young people

that want to live downtown.

Right now, there's windows along the dining room here,

and we want to use that same-width opening,

take the windows out, and put in French doors.

This space is where we're stealing from the coat closet

to add in a place for the laundry.

Yeah, that's a great idea.

I think the biggest change we need to make is the kitchen,

'cause it has just all the doors and windows. Yes.

I think closing off the opening

This hallway that was actually a hallway before

now we can make part of the bathroom space.

I think it will make it feel bigger,

'cause it's not a huge bathroom.

We have really nice, high ceilings in here

I don't think it's gonna feel tiny.

I want to live in when I'm old.

The process is first we score the bricks,

then we take the bricks down a layer at a time.

And then the next step is score the cladding

and all of the 2x4 studs,

get all the trimmy things out of the way,

and open up the hole.

And it just absolutely killed the boys

that I was gonna kick out the wall.

MINA: We're trying to do a quick renovation on this condo,

and before we can whitewash the entire exterior,

we need to install a soffit.

and then I can cut geodes into slices?

It'll cut rocks.

That's pretty impressive-- that is pretty awesome.

That's my next purchase is a lapidary blade

and I'm gonna my geodes into slices

and then we're gonna cover a wall with them.

That would be dope. That would be dope.

And Mina is not down for it.

She says we'll use wallpaper.

We'll do it in the night.

MINA: Inside our little condo on Union Street,

we're sanding down the original hardwood floors

so we can refinish them,

because the floors were actually in decent shape,

which is great news,

because new floors would have cost several thousand dollars.

I want to make a big statement with this tiny condo,

and we're gonna do it boho glam style.

KAREN: I want it to feel traveled, colorful.

Well, I want to do the walls white 'cause it's so small.

Okay. I think --

So, like, down in here. Yeah.

I think just keeping the walls all very simple

and a good palette for cool stuff to put inside makes sense.

So this we don't need.

This is just for color reference,

'cause can refinish the hardwood.

So the bathroom floor will butt up to this.

That looks beautiful.

So butts up to this and then this on the wall,

which I think it's obviously updated subway,

'cause it's giant. Yes.

We'll put this on all the walls. Oh.

So you're, like, encapsulated in tile. Yes.

So I think those are gonna look really good together.

I found this -- I think it's 48 inches across,

maybe 42 -- giant medallion.

You know the ones that go around a light fixture? Uh-huh.

So it feels very like something you would see

in a museum ceiling. Yeah.

But want to paint it, like, a matte something

so it looks a little bit more modern

but has all the curves and the detail to it.

Mm-hmm. I want lots of green.

I want banana leaf. I want --

Why don't we do a wallpaper? Ooh.

Banana leaf wallpaper. Yeah.

I'm seeing banana leaf everywhere right now,

and I think that will really appeal to young buyers.

These are the options I have for the kitchen.

Because it is small, carrying the hex pattern through.

I want to do gray cabinets, do the marble floors.

It's beautiful. And then this is the backsplash.

Nice. Because this is a little bit more expensive,

I think butcher block countertops

are gonna be a good option. But I think butcher block will look good in there,

'cause it'll warm it up.

Yeah. And then lots of bling.

Yeah. Pops of metal.

So maybe do all the bathroom fixtures,

like, a bronze or gold. Yeah, yes.

'Cause there's not a lot, so we can afford

to spend a little bit more in the fixtures.

It's a sink faucet in a bathroom.

But we are gonna get away with the copper roof on the porches.

Yeah, that's all we need.

Copper roof just on the porches. You won't see the other roof.

Because it was like $30,000 to do the whole roof in copper.

Sure. So we're gonna do the main roof black sable

and then the porch this accent, so it's like a little jewelry.

And then the gutters and downspouts?

Yeah, and the gutters and downspouts. Nice. Nice.

You like all of this? I love it.

Maintenance team started whitewashing the brick,

and it just didn't cover some of the tuck pointing

and mismatched bricks the way we had hoped,

so we decided to go with a full-coverage white.

And now the whole building looks twice as big as it did before,

and it just feels really fresh and clean.

I think we're probably still gonna want a third coat on this.

You can see the overlap pretty bad.

And we still have these.

What is going on?

Cory called us this morning, and apparently,

there is yet another problem with the French doors.

KAREN: Okay, so what's wrong?

So during construction, something happened.

What did you do? Well, I let them sit for too long here in the house

without installing them.

They should have been hung a long time ago.

And now they're broken?

Well, yeah, now one of them's broken.

You gotta be kidding me.

I was not in on the joke and I was upset.

Mina...I don't think she believed it for a second.

Like, when I took out the headers on the back garage door

she thought I was lying then, too.

Sure wasn't! Smoked those headers right off the deck sides.

MINA: Drywall is going up, and outside,

we've poured a new concrete back porch

and installed a really pretty front door.

The roofers are ready to begin,

and my sister Kelsy came along to help me

make the final material choice.

We got the flat, which is real clean.

And we also have this, which is a striation,

just a little bit more definition to it.

I think I do like the straight.

And you're set on copper as the color?

Well, I want to do copper on the whole roof,

but budget-wise, it didn't work out.

So compromise is black sable main roof

and then the copper porches as kind of like the accents.

But I'm with this one.

And we'll still have the ridges between, like,

so these all sit next to each other. Yeah.

And then there's a little thing that goes up and over.

Yeah, so it will essentially be...

I love the copper roof.

Is it actually copper or is it copper colored?

It's copper colored. Yeah.

If I put a copper roof over there, people will snatch that

It stands out in a good way. Yes.

And because the white paint with the copper--it looks so fresh.

I think it's the prettiest house in the neighborhood.

MINA: We're working around the clock to finish up this condo.

We've refinished the floors.

We have our oversized subway tile going up in the bathroom,

as well as our gorgeous green concrete tile on the floor.

I'm very excited to see if this actually fits.

I get jazzed up about stuff like this.

Oh, that's perfect.

MINA: This is one of the original doors from the condo,

and we're turning it into a mirrored barn door

for the linen closet.

But also, because it's mirrored, it will make it feel bigger,

and you have somewhere to, like..."Do I look cute?"

Or when you're getting out of the shower, you're like,

"Did I lose weight? Did I gain weight?"

But what are we doing with the wood?

So we've got this stuff. We've got...

Make a nice pretty pattern. ...all the way around.

So a square all the way around near the edge.

Not too near the edge, 'cause we don't want it to goo out.

And then zigzag everywhere else.

That's perfect. That's beautiful.

KAREN: It's important to use an adhesive

that's made specifically for mirrors,

because other construction adhesives can show through.

This fits perfectly.

Once we get the hardware installed, it's gonna be...

I like working with Karen on projects because,

it's just, we know what to do

without even talking to each other, really.

And on that one, I recall making sure you got

the right kind of adhesive,

because there is a specific kind of adhesive you use on mirrors.

And I know that, because I used the wrong kind once.

Yep. That'll teach ya.

Do it wrong once, you'll never forget.

It'll take the mirror backing off.

-Won't it? -Yep.

And you can see exactly where the adhesive is,

but we did a perfect job.

MINA: Tropical is a big theme in boho decor right now,

so we're creating an accent wall in the bedroom

with this really cool banana-leaf wallpaper.

So it's not lined up yet,

I just need to get all the backing off.

-I just tack it up here. -Gotcha.

And then we're just gonna pull the backing all the way off.

MINA: We're using this really cool peel-and-stick wallpaper,

which is actually kind of like a giant vinyl decal.

There we go.

But it's not -- Like, wallpaper,

once it sticks, it's kind of hard to move around.

This isn't like that at all.

Yeah, this you can unstick. You can pull it up.

And then you can stick it right back where you wanted it.

This is so cool.

We're all lined up down here, Jordan.

Banana leaf is one of those things that's trending like llamas or owls trended.

So, I wanted to do banana leaves in a big way here,

but in a way that could be undone.

So a vinyl peel-and-stick wallpaper in a big way

on the wall is a perfect option to do that

cause then when it's not banana leaves, it's fig leaves.

You just take it down and put up some fig leaves.

When figuring out our layout,

we didn't take into account there's a window there.

But I think we have a pretty simple solution.

We just won't put those two cabinets in.

We have enough cabinetry for the size of this house

to get rid of both of those

and put in some decorative open shelving.

And then we can get some...

cute tchotchke to put on 'em.

KAREN: When we first saw this house,

I spotted a little birdcage on the front porch and rescued it.

I knew I could turn it into something cool.

MINA: Over at our condo on Union,

the butcher block counters are in,

and the tile backsplash is getting installed.

We're pairing it with a white marble hex tile on the floor,

and we chose these awesome sunset bronze appliances,

which is gonna echo the copper roof.

Uh, yeah.

I just gotta install this medallion.

This is really hard.

Well, give it some gumption.

Your wrists are stronger than mine.

This stuff comes out so easy. Look.

I have a love/hate relationship with construction adhesive.

Um, I've had some failures on my end with it.

So, uh, I would much rather use a fastener

whereas Mina is like, "Just stick it on there."

I just don't stick it on there.

We have to put some nails to assist it.

I mean, I can dance around this thing.

No! You know why?

Why? 'Cause you got it all warmed up for me?

You are making it look really easy.

This giant ceiling medallion is a really great way

to add a lot of drama and detail for not that much money.

It's not heavy.

-It looks heavy. -It's not.

It's made out of polyurethane,

so it's really light and really easy to install.

Plus, you can paint it whatever color you want.

TAD: Wow.

And our crazy-cool retro-style drum chandelier

is bringing in some metallic accents

to echo the copper roof outside, and it is gonna look amazing.

This is pretty cool, isn't it?

One thing that I really enjoyed doing was putting up

the ceiling medallion with Mina.

I was a little apprehensive at first,

because she was over there spray painting it,

and any time Mina has spray paint in her hands I get really apprehensive.

But, once it was up on the ceiling

and we installed the light fixture, it looked smokin' hot.

MINA: Our cute little condo is almost ready to show.

-Good? -Yep.

Watch that mud.

Our repurposed newly mirrored and painted door

is ready to install as a slider

for the linen closet in the bathroom.

we're staging it with bright colors.

Lovely.

This is where the boho and glam really come together

to attract a young buyer pool.

We're creating lush layers with plenty of metallic accents

and bold pops of color.

Outside, Cory and Austin are getting the sod in

and setting up our beautiful outdoor oasis.

I think it was really important

to bump up the curb appeal on this one

because Old Southside is still an up-and-coming neighborhood.

Our new white-painted brick gives the building

a fresh, clean look,

and the copper roof and gutters are absolutely amazing.

We've got potential buyers coming by today

to take a look at our condo.

Today we're having an open house

for our bright little condo on Union.

Wow.

I love the colors.

Oh, my gosh.

-Oh, I love it. -I love this.

I love the colors of the walls.

Obviously, really high ceilings,

which I think is the first thing you notice.

Yeah.

MINA: We were able to remove the drop ceiling throughout,

and that extra height really helps the space feel bigger.

Plus, it lets us showcase some dramatic lighting fixtures.

Oh! Wow!

It reminds me of, like, Cuba or Latin America anywhere.

-Yeah! -The metalwork.

It just all seems very Latin American to me,

and I love it. Very cool.

I love everything about this.

Well, we had to change a few things,

but we were able to keep the floors.

We're never, never able to keep the floors. Oh, that's the best.

-Yeah. -Yeah. These are so beautiful.

So we opened this up, but it's still...

So these windows were here,

and there were actually another set that wrapped around.

And we put the French doors in that go out to the pergola.

Because it is smaller,

we want to try to get as much outdoor space as possible.

WOMAN: I love this space. This is so cool.

I love the chairs. Those are amazing. Yeah.

You could definitely fit a bigger table

and more chairs if that's your lifestyle.

You could do more seating if you wanted to.

But for two people, it's a great little space.

The hardwood didn't carry into there,

but it was a really cool opportunity

to do some marble tile.

I love this.

WOMAN: And I love the high ceilings.

It makes it feel way bigger than what it actually is,

but it makes you feel like you have all this room to cook in.

The old kitchen had four openings.

So to make it a functional space, we closed off this one.

So now your bathroom is accessible

just through the master bedroom,

but I was able to make it a little bit bigger.

And I think it makes a little bit more sense.

WOMAN: I love the tile.

This is perfect.

I like all the light fixtures,

how they gold ties them together.

This is awesome. Yeah, this is great.

So glad you guys are team gold.

MINA: The doorway to the bathroom originally was in that opening,

and then there was access to the kitchen.

By closing that off,

the bathroom feels a little bit bigger

and we were able to add the linen --

Oh, I love that door. I love this.

So that's how you access your linen cabinet.

No way! That's awesome.

So the whole bathroom is encapsulated in tile.

That is awesome.

How do you feel about the shower hardware?

-I love the gold. -Yes.

I'm always gonna love the gold.

Doing the plumbing outside of the wall,

you get such a bigger accent.

-Yeah. -Yeah.

We absolutely love it.

We bought the condo for $30,000 and I made sure

we stayed in that $70,000 renovation budget

so we're all in at $100,000.

Because it's a new area, I think we can maybe get $130,000 for it

which doesn't give us a huge profit,

but we know it's going to benefit us in the long run

as we start to rejuvenate the neighborhood as a whole.

The two people that walked through

didn't end up snagging the condo.

Um, but we were able to rent it really quickly

for a really, really good price.

Um...and hopefully, we'll be able to get

into the next condo as it empties out soon.

There is definitely more condos in our future.

I'm excited. They're just really fun to do because

you can pack so much into these small spaces and make them so cool.

I'm excited, too.

And I think I need some design power myself.
