makes entertaining

a bit of a challenge.

There isn't a great place

Leah can sit at the island

and maybe enjoy

while I'm cooking some dinner
at the end of the day.

You know what I love
about this area?

So these were all built
as starter homes,

this whole community
and then people move in here.

They fell in love with it

and some people who have
been here their whole lives.

Well, from the '40s,
that's a long time,

but they're beautiful houses.
Just because they're small

doesn't mean they don't have
big potential.

Exactly.

Oh, Jason,

This is like
the perfect day

to showcase how amazing
a community this is,

because there's people

I mean, we bike everywhere

when we're going around
the neighborhood.

That was one of the reasons

we decided
we wanted to live here.

We bought a smaller house
because we knew

it was
just the two of us,

and we just wanted to have
this quiet and nice home base

so we could do the traveling
that we love to do.

You guys have had this house
for how long now?

-For four years.

as choosing the house,

this was the 50th house
we looked at.

Well, as you guys know, this is
a crazy expensive city.

And so for you guys to be

in a beautiful
neighborhood like this

with this house
with so much potential,

it's a great thing.

We didn't even think we were

gonna be able to buy a house.
We were really lucky.

JONATHAN: Well, the great thing
is it's a lot easier

to renovate the house
than it is the community.

You picked a great community.

landed on a painting
that we both really liked.

I think we love a world
where Leah

can sort of sit at the island

like we have

too many bulky things
in a small space.

We don't have
a lot of friends over

just because there isn't
a great place to hang out.

disconnected right now.

Yeah, obviously,
the cabinets are,

I would assume original,

at least they go all
the way to the ceiling.

I can tell you right now,

there's no keeping
these cabinets.

These things
can't be salvaged.

I do hate having
free-floating appliances.

You come in the door
and you walk into the fridge,

so if everything was
fully integrated properly,

this kitchen would
flow a lot better.

My first priority would be
to find out

if this wall is load-bearing.

I'd like to remove it

so I can maximize
this compact footprint,

then we could explore
an island in the center

or maybe a peninsula.

Either way, both options
would offer some seating.

-Absolutely.

We're getting a little bit
more open flow to this space.

We love our backyard.

That's one of the reasons
why we bought the house.

They do have a good eye.

I like their choices

The second floor is done,

so we'll focus our attention
on the main floor

to make the most
of their compact footprint.

It all comes down to budget.

How much are you thinking
of spending on a renovation?

So we had $125,000
budgeted for this.

So, yeah. What would you say
your aesthetic is?

Definitely
mid-century modern.

Yeah. I think we like things
to be modern-looking,

but without feeling super white
and clean and minimal.

We don't like to just have stuff
in there for no reason.

is it's easier to envision
what it could be.

a pretty easy demolition for us

because there's not a lot
of interior walls to take out.

can be really daunting,

which is why so many people
put it off for so long.

of a new chapter for them

and their new kitchen.

That's disgusting.

Not uncommon because
it's an older house.

It's bound to happen.

The nice thing is, when
we build your new kitchen,

everything will be
completely sealed.

There will be
no critters.

JONATHAN: I want to see if we
can get rid of this bulkhead

at the back of the kitchen that
houses the range-hood vent pipe.

As long as there's
nothing else in there,

we should be able to reclaim
that extra height.

just a pipe.

So that'll be easy
to pull out.

Whenever possible,
I like to donate or repurpose

anything that we tear
out of a house.

the cabinets are pretty ancient,

so there's nothing
that we can salvage.

We kept saying we wanted

and something to use our space

and these touches

a little Scandinavian.

So lots of natural materials,
lots of space,

open sight lines
and look at this kitchen.

with their old deck

to really maximize

a great first impression,

from front to back.

An intimate dining space

will give them the opportunity
to host family and friends.

and they're not afraid

the mid-century vibe

and giving their entire deck
a facelift would help them

I've been thinking a lot
about the fact

that they love
the backyard

and they want to spend as
much time as they can out here,

so I'm trying to think
if there's a way

we could salvage
the structure of the deck

and just replace
the deck surface,

the treads, the rail caps.

Give them
a nice deep deck,

but it doesn't have to
cost us a fortune.

Sure.

Thing is, that means
that one of us

has to go under
to check the structure.

It all looks
pressure-treated.

The pilings are all
in good shape.

Yeah. They've even got
hangers on this side,

so everything's done
properly under here.

Being able to keep
the existing deck structure

means we can just
resurface the rotten boards.

If we had to rebuild everything
from scratch,

it would be expensive

and not doable
within their budget.

With the dividing wall gone,
we're taking up

the old flooring,
which gets us one step closer

to putting in brand-new finishes
throughout the main floor.

Wow. How did your
inspiration tour go?

Really well.
Actually they gravitated

towards the floors
in that inspiration house

and something that was possibly
a little bit lighter.

I honestly think that far one
is what they want to go for.

Sort of a light,

It still has some color in it,
and I really like the grain.

That's pretty nice.

What's the deal
with the terrazzo?

They loved the idea
of modernizing,

but having something
a little bit unique and fun.

They loved
a bit of color, too.

for some people,

but I think these guys
can appreciate vintage

and they can appreciate
a throwback,

so I'd be for that.

What if we don't go
too bold?

I mean, I brought a couple

has a small footprint,

which means there's pretty much
just one layout

to consider on the main floor,
and that's a total open concept.

But before I present
my two design options,

I need to correct
some of the mistakes

that were hiding
inside the walls

and make sure that
everything is up to code

so we can start
with a clean slate.

Because this house is
so compact,

we're actually
a little further ahead

than we'd usually be
by now.

Which is great for my schedule
and I think that'll be

a nice little surprise
for Jason and Leah.

for your guests

and options for entertaining.

In the kitchen. I'll reduce
the size of the rear window

so we can install
as many cabinets as possible.

You'll have new chef features
like stainless steel appliances

and quartz countertops.

Then, open shelving
and a statement vent hood

will tie
this main floor together.

The banquette idea isn't
something that I had

really considered
or thought of at all.

Well, that's not all.

Outside, we'll also replace
your rotting deck boards

and railings to expand
your living space options.

Number one, it is.

Now, keep in mind,
doing the built-in banquette,

all that's expensive,
so it maxes you out at $125,000,

and it would take us
five weeks to complete.

our max, max.

Not even totally comfortable
budget, I would say.

But I love that idea.

I love the idea of having
more entertainment space,

but I think we'd also
love to hear

if there's another option.

but instead I'd relocate
your dining area,

which would change
the flow to your space.

This also allows me
to expand your living room.

Instead of a peninsula,

I'll give you an island
with a waterfall edge.

so I'll add back
a table for four.

You'd have four seats at a table

and two breakfast-bar seats
right at an island.

That'd be really nice,
and I think just having

a little bit more usable
counter and kitchen space

would make me happier.

which is 3 grand below
your max budget.

Same 5-week timeline.

We'd still make over the deck,
so the real difference

is that island in the kitchen.

There are some jobs that are
just better being left

to the guys

and mudding and drywall
is one of them.

Outside we're patching
the new bricks

to close
in our smaller window opening

and we've got this beautiful,
engineered white oak hardwood

going down
throughout the entire kitchen

and living space.

I tell you, what a difference
with this flooring.

It is gonna look so good
in here

and being that
it's a smaller space,

you want to have
continuous flooring

to tie
everything together.

And it's light, too, so it
makes everything look bigger.

Oh, I wanted to ask you
one thing about this.

I was noticing, now that
everything's completely open

and you see the sight lines
all around,

this door...is crooked.

So if you take a look...

I mean,
the funny thing is

if I was to put this up
on the jamb,

the jamb's
actually almost level,

but the door...
that's bad.

Right.

So now I feel like
you're gonna have

this beautifully
finished space.

Everything looks new
and pristine and level,

and all of a sudden, whomp,
you just look at this door,

you look at these old hinges
and all this.

Mm-hmm.
Swap it out?

I think
we should swap it out.
I think it's a good idea.

Yeah. We don't have to find
the exact same profile,

but if we get something
just similar,

I think it would make
the world of difference.

Getting top-quality results
with flooring

comes down
to being diligent like vacuuming

as you go to make sure there's
nothing underneath the planks

as well as making sure
you attach them well

to the subfloor.

We're putting these floors down

so that they will never have
a problem in the future.

We're gluing with
a troweled-down

commercial adhesive.

We're putting
the hardwood down.

We've already prepped
the subfloor,

screwed everything.
It's gonna be so tight.

Boom.

Now, are we gonna be able
to match up the treads

or you think we're going
to have to replace them?

Well, I'm hoping that we could

My only concern is, of course,
so we're gonna have to put

our new white oak
on the main landing there,

so everything would have to be
a really good match,

and if it's not,
we're gonna have to...

new treads then.

Actually,
it looks pretty good,

if we can get it
really clean,

but there's some notches
and some dings in it

where they've probably dropped
a hammer or something.

I don't know.
Because of how light

and how blonde
our engineered floors are,

I'm a little worried that
this is gonna be too red.

I mean, I think
this is actually a red oak.

It might be. Yeah.

I think we'd be better off

just replacing
the treads altogether.

I think you're right.

Now that the floors are in,

we can start bringing
in the kitchen cabinets.

Having all this
modern function and storage

is not just gonna look great.

It's also gonna change the way

Jason and Leah
live in their house.

You have to have storage
in a home

and unfortunately this home
doesn't have a lot of it.

In fact, the only closet
on the main floor

is this space at the front.

I mean, obviously, we're
giving them more storage

in the kitchen,
which is great.

Right.

But as far
as the main floor goes,

there's literally
nowhere else.

So we've opened it up to
maximize every square inch.

I'm putting in a storage unit
that we have adjustable shelves.

This really is gonna be
the best way to have storage

and the easiest way
to access it.

That's great.
It will look perfect.

Did you just kiss

Another way we're transforming
the front entry

is with this sleek
terrazzo-tile flooring.

Not only will it give

the structure was in worse
shape than I thought.

was completely rotted out.

We're gonna bring in

and obviously they never have

to worry about rotting boards
or discoloration

because it's going
to stay looking great.

While on the stairs,
we use screws

for maximum strength
and durability.

We're a week away
from finishing

Jason and Leah's forever home.

And even some of
the small changes we're making,

like replacing
the front door,

Will be a huge improvement
to the curb appeal

and give this house
some big character.

Even though it wasn't
part of my original plan

to replace the stair treads,

it was obvious
that sanding them down

wasn't gonna result in a
perfect match to the new floors.

The good news is we're saving
a bunch of labor.

I'm actually,
now that I think about it,

so much happier

that we didn't try sanding
all of these down.

It wouldn't even have matched
perfectly anyway,

because it was redwood.

But even though
it's expensive,

having the actual
manufacturers match,

using their bull-nosing
on here

is gonna make for
a much nicer stair tread.

It is going
to look spectacular.

It'll cost about an extra
800 bucks or so,

but it's totally worth it
to have the same white oak

throughout the entire space.

We've even matched it up
to the wood

on the custom range hood.

And after all that trouble

Drew and I had to remove
the old window,

the new one is here, and I can't
wait to see the end result.

And it's still
a nice big window,

so you'll get a lot
of light coming in.
