Life in D.C.
feels so long ago.

Yeah, I mean, we both went
for college.

We met at American University.
College sweethearts.

We were there for 14 years,
so we put down real roots

there, but we chose to come
back to LA

because we couldn't imagine
raising our kids not being

around our families.

Edith and Owen are twins,
just turned a year old.

They're such happy babies,
and they're surrounded by,

like, so many loving people.

I don't think we ever actually
asked Hayley's parents whether

we could move in with them.

Her folks were like,
"Oh, yeah, well, you can just

stay with us."
And that's the way that I was

raised, too,
and that's the kind of family

that I'm super excited to bring
our kids into.

It's really early in
the morning for tears.

It's never too early in
the morning to cry, if there's

one lesson that I learned from
having twins this past year.

We happened to move from
a city that was very expensive

to a city that somehow is
magically more expensive.

House hunting is overwhelming.

House hunting is exhausting.

House hunting is a full-time
job on top of having a normal

nine-to-five
and two small children.

Hayley exclusively works
from home.

I sometimes work from home,
so we need a bedroom for us,

bedroom for the twins they can
share for a while,

and then a third bedroom to be
office part-time and also

a guest bedroom.

We know that our budget is
really tight, and we also know

that we don't have
a lot of time.

If we stretch our budget as
much as possible, we need to be

under $950,000 including any

changes that we need to make
to the house.

- Yeah.
- No matter what,
because when it comes to twins,

there is no
buy-one-get-one-free discount.

Especially when it comes to
house hunting, and like,

that's where we really need
somebody who can say,

like hey, don't panic,
you can do X, Y, and Z and then

all of a sudden this space is
going to be

completely transformed.
- Especially on a tight budget.

What's your thought
of the area?

I grew up about
15 minutes away from here.

- It's quiet.

I love the sidewalks.
It's green.

I hear a school a few
blocks away.

Ample street parking.

That's great for
all the grandparents.

- You were in D.C. for how long?
- 14 years.

We were college sweethearts,

so we knew we wanted to
start a family.

So we moved back to LA to be
closer to everybody.

And joke's on us,
because then we had twins.

So we really needed,
like, the grandma squad to be

full-time, so.

This house is listed for
$925,000.

It has been on the market for
a little bit, so there may be

a little bit of play,
but it's pretty great.

It's 1,665 square feet,
built in 1951,

three beds, two baths.

- Outside is really
taking off a lot...

that we had in

our D.C. apartment.

It's so funny
because it's very rare to see

- Somewhere in there, yeah.

But I think we could get it
down a little bit because

it's been sitting for a minute.

We'll really have to determine
where we're spending because if

that's your budget,
you're literally only gonna

have 30, 40, maybe $50,000.

- It depends on how much
we get the house for.

A feature like this,
sometimes we'll come in

and we'll take out a big heavy
feature like this or paint it

out, change out the hearth,
put a gas insert in.

That would eat up like
a fifth of your budget.

Because it's an open
fireplace, you're required to

have a hearth,
a non-combustible surface

that extends this far.

So we could change that.

Instead of brick, we could do
something low-profile so that

it's not as much of a hazard.
- OK.

The one thing that is
interesting with this house,

it does come with
all the furniture.

So anything you see in here,
you can keep it.

If you don't want it,
we can get rid of it.

I also think storage
is a big thing.

The way that they have these
shelves here, I actually don't

mind the idea of having a hutch
or a bar or something there for

added storage.
You could do a built-in.

Because when you have a table
this nice, you want to

protect it.

And so I can see me standing
here doing stuff.

And I'm not, like,
out of the action.

I can still, like, be talking
to people.

It's not this little
galley kitchen.

In this situation, I would
say, keep the cabinets,

paint them out,
change the countertops.

As long as it's a clean color,
and if, like you said,

painting brings some brightness
to it, and some contrast,

that I feel good about.

This is phenomenal to me,
the fact that you have this

nice open flow, the house is so
much bigger than you would

expect it to be,
and then you have this giant

living space for
you and the kids.

The thing that's challenging
is your budget.

And so trying to be realistic
with what you can do.

I honestly feel like...

the biggest hit to the budget
and the thing that needs to

happen, I think new floors
going all the way through would

transform everything.
- Yeah, for sure, OK.

We're not going to have a ton
of time to give a garden TLC

or take care of grass,

And so this feels
nice and manageable.

is private.

Like, all of this is kind of
quiet and shaded and great,

and the footprint of the house
is super cool and open.

We would still want to do
a full inspection, but it does

look like a solid home.

Look at it a little bit more so

you can make
an educated decision.

At least this has been on
the market for a bit.

There's always a fear in
my mind, if I show somebody

a house and then has potential,
but they can't afford to do

everything that needs to be
done, is it gonna actually

satisfy their needs?

And this is
one of those situations.

We would be so tight.

If we could get this place at
$900,000 that would be perfect.

And then I think we can do
enough in here that would make

it feel like their space,
totally updated and functional

for them.

This is a good option,
but I think the big thing for

them, they need storage.

They need a ton of storage for
the kids' stuff.

Obviously Hayley's well aware
of that.

She's brought it up like
50 times.

I didn't get any real
impression of their style.

We know what the function is,
which is actually a good thing.

I like that we focused this
entire tour on function for

them and the kids.

The next tour, we can talk
a bit more about style.

There's so much about this
house that could be changed.

The bones are good.

It's-- the design, is like,

it's very open and that's great.

But I think maybe on our next
house, we'd like to see

something with a little bit
more of a modern

or updated feel.

I don't want you to let
the rain ruin my parade.

but we could

make this a nice
main bedroom suite.

This house is just shy of
1,400 square feet.

OK, so a little smaller than
the other house.

You can see a bigger yard,
though, which is nice.

That is nice.

Yeah, I love those windows.

Oh!

Another fireplace for
cold LA winters.

But this one is, like,
in the middle of a living space

where a child could go.

Is this something in our budget
that we could remove?

This would be a heck of a lot
easier than a traditional

fireplace to take out.

In fact, the biggest expense
would be patching up

on the roof.

Think about, like, how small
this living space is compared

to the other house we saw.
- This is the tradeoff.

If you're comparing this to
the house Jonathan showed you,

that house gives you more
square footage in here.

- Yeah.
- It gave you sort of
that front room

and a nice big family room.
- Yeah.

Whereas this house gives
you the bigger backyard.

- Yeah.
- Yeah.

So it's a tradeoff for yard
space versus inside.

But if you come around here,
you can see, too,

you have a big deck area.

That's really nice.

There is a hot tub.

You could still have
your coffee out here...

- Yeah.
- ...and stay dry.

I like the covered,
not covered, the greenery.

What do you see?

Definitely do a little herb
garden along the wall, too.

I actually do love,
connected to the main space,

having a little niche
for the kids.

We have in our house,

This is a much more usable area
for the kids.

I actually really love this
idea of them having their own

personal kid space.

It's a little closed off,
but we could open things up,

make this feel a little

Looking at how small
everything feels in here,

I think there's got to be
a better location for

the laundry, somewhere else.

You could have a big pantry
cabinet back here.

And then over here,
you don't need that upper

cabinet right there.
I would eliminate that.

and then have a big functional

island that you can walk all
the way around.

And one other thing to keep in
mind, they've partially

finished the garage,
and the access to that extra

space of the garage,
which isn't included in your

square footage.
So, actually, you know what?

In reality, the square footage
of this house is really close

to the square footage of what
Jonathan showed you.

- Oh.
- What?

Because it's not actually
finished garage space.

But you access that through
the closet of your bedroom.

Ooh.

So instead, you could finish
that garage into a beautiful,

massive main bedroom suite.
- OK.

And then you'd have a bonus
room back here that could be

a kid's TV room or whatever
you want, a kid's playroom.

Is all of that within
this budget?

Within the budget that
we have, there's so much that

we could do where
it's not structural.

Everything within the house
we could do if we get the price

down, and I think
it's pretty feasible.

I really actually like that
because the kids could then

eventually have one bedroom,
another bedroom.

We could have a bedroom
and they could still have...

We could have an office,
play area, guest room.

And if we can do that within
our budget, I definitely think

this house is in the cards.

Which is more important
to you, do you think?

The bigger yard
or the bigger house?

I would choose house.

I mean, I think, I guess
the problem is

we have more leeway with this
house to make it exactly

the way we would want it.

Whereas the other house,
we're like, hey,

it's a lot tighter, right?

Is the house as it is close
enough that we're comfortable

with it as it is?
- Yeah.

Because think about
the price point.

The house he showed you versus
this house, we would probably

be able to get this for about
$50,000 less, which would leave

you with $100,000 for reno.
There is the opportunity here.

It's just not the same flow.

- I do like the layout
of that other house.
- Yeah.

The way you flow in from
the one living space and you

come in through the kitchen
and that massive addition at

the back, it is a great flow.

This house needs a lot of work
for you to see a better flow.

They're listed at $925,000.

They came back and said
there's another offer coming

in at the same price,
and the best and final

will win.

So we went back in
at $910,000.

And I just heard back
from the sellers,

you got the house.

I mean, obviously, there could
still be surprises.

We're trying to figure out how
to stretch your budget because

there isn't a lot to work with
to try and do a lot of spaces.

However, you have Jonathan
and me here, and we know how to

do this, and we know how to do
it on a budget.

There's a lot to do, right?

So it's going to be a big
project ahead of us,

but I'm excited that we've
locked in a house that's

pretty awesome.
So celebrate a little bit.

Don't spend too much money

because we need all the money
for the renovation.

What do we have in store?

We don't own a proper kitchen
or dining room table.

And when we looked at the house
and they offered for us to keep

all the furniture,
the dining room table

felt like a natural option.

So, this is one of the leaves
for the table.

This is one of the leaves.

Anything like this that we can
do where we can salvage

something-- I mean, this is
a gorgeous table.

It just feels traditional,
a little older than what

your style is.
- Yeah, definitely.

I'm not sure if you noticed,
this is actually a veneer.

So, this oak finish is
just the top.

You look underneath,
it's maple.

So, we can't sand this down
heavily like you could with

a solid piece of wood.
- OK.

So, we stripped it.

We take it down, so it looks
pretty good.

I just give it a very light
sand in a couple of spots.

- OK.
- And then, you get to pick
the stain.

- Ooh.
- Nice.

What's your overall aesthetic?

Mid-century modern with a pop
of color.

I don't mind, like,
the nice and light cream.

I also don't mind having
a little bit more, like,

dark color.
- We'll do a test on this.

You can see the color's
a little bit different,

but it'll give us an idea of
how each of them take.

So, I'm glad we were able to
keep some of these, write them

into the offer, because it will
save you thousands.

And everything we do,
especially your sweat equity,

is helping keep
your budget down.

If we were to buy a brand-new
table like this that has a lot

of beautiful shape to it,
you'd pay a premium.

This is an old piece.

It looks a little dated,
a little traditional, so we can

change the color.

We'll change the stain and it's
going to look new.

You can go with the grain
a little bit, but just kind of

keep it to your lane.

we're comfortable with.

And I do, I do like it,
but this feels gray.

The one thing I'd say is,
it's not just a straight gray.

You can see the warmth coming
through, like, there's almost

like an earth tone base.
- Yeah.

It feels a little weird to me
to say, like, let's go bold,

let's go gray, but...

It just feels so different.

You don't have to make
your decision right now--

why don't we do this?
We can just let this percolate

a little bit while
we strip that.

That's going to bring it back
to that nice, fresh wood look,

and then we'll put the new

- So, just try and get it nice
and clean, but keep it thick.

We don't want to have it
too thin.

House decor is really
difficult for us because we've

known each other since college.

When we were in D.C.,
you had a set of college

furniture, I had a set of
college furniture,

and then we acquired more
college furniture as

people were moving out
of the D.C. area.

Yeah.

Somehow it was like,
"Yeah, we'll take

"your bookshelf.
Yeah, we'll take your rug.

Yeah, we'll take this random
set of silverware."

And so, only, I think,
when we got married,

were we able to kind of pick
some things that are our own.

I think we've slowly been
developing our sense of style.

The crazy thing about having
twins this past year is that

we found that that stress,
like, just actually,

like, reinforces our decision
making as a unit, which has

been super, super special.

not our vibe.

Your design is one of a kind.

When we're finished,
some of the pieces

are gonna be unique.

The layout's going to
be unique.

Everything that we put into
this is unique, so you're not

gonna walk into every other
house on the block and see it.

I love that sentiment.

It's kind of nice for us
to have this as, like,

a bonding experience,
it's gonna be really nice when

we walk into the house

and be like, "Oh, yeah, like,
we made that.

This is already our space
a little bit."

- Like, we can take ownership.
- Yeah.

When you have small kids,
speaking from one who can

relate, you have to save as
much money as possible because

they cost a lot.

So, the less they have to spend
on the renovation,

the more they have in

their rainy day jar
for the kids.

Making high-impact choices is
key when designing with

a small budget.

Removing the steel security
bars from the front of

the house will make it feel
more welcoming and let in

more light.

We'll install luxury vinyl from
the front door through

the kitchen all the way to
the living room.

And it's lighter on the budget
to use one material

throughout the whole space.

But first, we have to rip up
all the old flooring.

All right, so a couple things
to follow up on.

We've got the new hearth
that's going in.

Floors look amazing,
by the way.

This floor is way better than
the parquet that was

here before.

I bet you I can talk to
my stone, one of my stone yards

and see if they can just give
us a small piece and then

we can just have the fabricator
drop it.

My hope is that by painting
out all the casings,

all the cabinets, getting rid
of all this orange, my hope is

that it'll tone
down the ceiling.

I actually asked Hayley
and Jackson to come by.

I want them to look
at finishes.

our counters, our colors for

the cabinets and all that stuff.

This is important.

They have to make a decision
today so we can actually

move ahead.

But I like the fact that
already with the floors done,

we're ready to paint, to spray.

the entire house felt, how big

So let's first talk
cabinet colors.

I'd love to do something
a little bit more dramatic,

a little more bold with
the color, because you've got

lots of light in here.
You've got lots of height.

So you can get away with doing

something that is a little
more interesting.

So how would you feel about
going a little darker

with your cabinet colors?

And what range are
you looking at?

Some people like to go...
you know, into the green.

Some people like to go

I'd love a green.

I like the idea of,
like, a darker, bolder color.

While you're thinking, I have
painted a sample cabinet of

a color that I was
leaning toward.

and dignified green.

When I found out I was
pregnant, I joked.

I was like, "I swear there are
two babies in me."

She did not share
the suspicion with me.

And when we went to the doctor,
I looked on the screen

and I saw the two little sacks
and I was like, "Oh my God,

oh my God, is that what
I think it is?"

Now see, I also saw the two
sacks on the screen

and my first thought was,
"Wow, I wonder which one

the baby's in."

So when the doctor says,
"Hey, I want to

ask you a question."

"Do twins run in your family?"

And I said, "Yeah."

When they were born,
all the warm, fuzzy,

like, feelings of love came
pretty quickly.

The first feeling
that I had, though,

as a father, was just like,

"I need to make sure
they're OK.

I need to make sure
my family's OK."

You know, our son spent
a little time in the NICU.

Our daughter, we had to make
sure she was gaining weight.

Hayley was recovering
from the birth.

And honestly, it's super
clarifying about...

what matters.

We can handle a lot of stress
as long as we are in

this together.

really lucky that this is where

and what you can reuse.

This has always been a dream,
right, to have a home that

It just felt unattainable.

And so to open the door
and to see it

and be like, this is ours.
This isn't some listing.

This is where we get to raise
our kids and make dinner every

night, is just incredible.

I see us having coffee
on the couch.

I see Jackson cooking.

I did not expect to
automatically feel so connected

to a place in the design.
