Tiny, cozy living room, tiny, cozy dining room --

it's great. "tiny" and "cozy" are both negative words.

We're looking for a new place to live here in orlando.

But we do have different styles

when it comes to what we're looking for in a house.

I don't really like how

you can't see the living room cooking.

See, I do like that, though,

'cause then I won't be distracted

when I'm cooking you dinner.

Zach: Oh, I could turn this into a little display room.

Do we need all this space, though?

I have a lot of collectibles.

Some might call it hoarding, but that's okay. [ laughs ]

Buffy is the center of my universe.

Buffy's needs will trump ours every single time.

What do you see? He sniffed something out.

I'm a project coordinator for a costume design studio.

And I'm a probation officer here in central florida,

and I try to keep people out of orange jumpsuits.

We met on a dating app... [ laughing ] yeah.

...Like most people do these days.

Yeah, so, we were in michigan.

Zach ended up moving down here to the orlando area

to work for the theme parks.

And you moved down here a year ago with buffy and cat spike.

Can I get a small cookie dough twirl? Sure!

Same for me. All right.

I bought this townhouse three years ago,

and mike's been here for a year with me,

so we're ready to move into something

a little more grown-up.

[ laughs ]

oh, that's a good boy. He loves it.

I can't believe that construction noise.

Another new subdivision going up right across the road.

Yeah, everywhere you look,

there's just a new cookie-cutter townhouses.

Ugggh! Don't want it. I just want something...Different.

I don't know. Well, yeah, something a little unique

with a little bit of character,

like a bungalow with closed-off rooms

and, you know, designated spaces.

But I still like more of an open-concept style,

like, mid-century modern,

which I love just so you can kind of see

what's going on in the other rooms.

What I do love in our current townhouse,

I love the upgraded kitchen.

Hopefully, we can find something

with the dark cabinets that we like.

Well, I'd like a nice granite countertop, too.

That would be nice.

So, what are you thinking, two or three bedrooms?

I'd like three. I would be fine with two.

I feel like a third bedroom

is just going to lead to junk accumulation.

No, I'll keep all my stuff nicely organized. Yeah.

Zach has kept a lot of toys from his childhood.

It's called sentimentality.

And some might call it hoarding, but that's okay. [ laughs ] no.

I'm not a hoarder.

I just collect sentimental stuff.

That's the next tv show, yeah.

I want a nice big yard for this guy right here.

He does deserve a yard.

If we're gonna be living in florida,

a pool might be a necessity, yeah.

But I think it's a bit high,

so I think if we get the price down to where it should be,

there's gonna be room in your budget

to add something like a pool

and to also maybe enhance the inside.

so keep an open mind.

But these look like they might need some work.

But, yeah, I mean, the house was built in 1929,

so a lot of the stuff you see is very old and original.

I'm wondering if, like, this wall could come down

and maybe open up the space,

make it a little more open concept.

Mm, well, I know that's what you like,

but I like having the tiny, cozy living room,

I do love the molding.

That could be painted from pink or kept pink.

So that is definitely a positive.

Thankfully, all stuff that's doable with your budget.

This is small and outdated. This is small.

So, if you look at this wall here,

maybe you would decide to take some of it down,

open up the kitchen and dining space,

maybe even extend the kitchen a little bit.

The counters would need to be replaced.

I'm not a fan of the cupboards, either.

We're talking more money, more projects, more work.

It is getting up there. Yeah.

All of the projects this house needs are cosmetic.

They've got room in their budget,

so I don't think zach needs to worry as much as he is.

I love the style.

I'd love to see something a little bigger,

They actually converted the garage

into one of the bedrooms. That could be nice.

We don't need four bedrooms

because it is just the two of us.

I like that. I like this big, large window.

But are these single pane?

That would cost thousands to upgrade.

It is kind of a nice hybrid of open concept

with a defined space for the kitchen,

Zach: I don't know about the tile on the floor

Jackie: One of the extra bedrooms is over here.

And the other bedrooms are a bit bigger.

You'll notice the same carpet,

and bedroom right next door is the same size, just flipped.

These are great guest rooms.

They are great guest rooms. Yeah.

Do we need all this space, though?

I mean, when we have friends or family visiting,

this would be a great room for them to stay in.

And there's plenty of space for extra storage,

and we need storage.

I think I can convince him that it's the right amount of space

for the guests and for all the collectibles that I have.

There's a lot of tile. That's not our favorite.

This looks like the tile in the townhouse.

I'm looking for hardwood or wood laminate.

I also like carpet.

It just feels more warm and cozy

and not as cold and sterile as the hard, basic tile.

Jackie: What do you guys think you would do with this room?

Oh, I guess a dining room would be appropriate. Yeah.

Though I'm not sure we need such a large space,

but it is a nice room, yeah.

It is right off of the covered deck out here. Oh.

but it's space for entertaining.

I know, zach, you don't really like the tile,

this tile would be really easy to maintain.

And if buffy's paws are all wet,

And then the master suite is right over here.

It's a little tight in here.

Yeah, but it's very upgraded in it.

Jackie: Everything in here has been fully renovated.

Yeah, I mean, that's a nice shower.

It's a beautiful shower and a great bathroom.

I'm a little concerned that there's a toilet

right next to the dining room, though.

Yeah, that's a little awkward.

And if you step down the stairs here,

you'll be in your master bedroom. Oh, okay, I --

oh, stairs down into the bedroom.

That's kind of interesting having stairs. It is.

This is the same upgraded carpet as the other bedrooms.

High ceilings, which are nice. Yeah.

I'm not sure about that window, though.

It's not as grand

as the previous windows throughout the house.

And that's because this is the newer edition,

so this would have been a more recent window.

Oh, okay. Right next to the master bedroom

is a private entrance to the pool.

This is beautiful. This is humongous.

Zach is looking for something very grand,

and mike is looking for something more cozy,

and I thought this was right in the middle.

There's not a pool. Bummer.

But it sits on a canal that feeds into lake louisa.

Okay. Oh! That's pretty cool. Okay.

So a water feature... Yeah, yeah, yeah.

...But not a pool. Sure.

I love the paneled ceiling.

Those skylights are awesome for natural lighting.

I'm more of a fan of defined spaces,

but this is kind of a nice hybrid

...Has been updated, so these are new granite countertops.

Zach: I love the blue in the granite,

and it kind of ties in with the tile and the paint. Right.

And they used it on the knobs.

I like these blue knobs on the cupboards here. Yeah.

Zach: I normally like a darker cabinet.

Right, but this is well done.

I like anything that's tastefully done,

and I prefer darker myself, but these are nice.

That'd be kind of cool.

We could have, like, our own little boat.

I have never thought of looking for waterfront property,

basically 'cause I thought I never would be able

to afford it.

So the canal and the deck area

might be an appropriate substitute for a pool.

Okay, so, this is considered one of the bedrooms?

Jackie: Yes. Okay.

It's got the window that overlooks the canal.

Mike: I do love the view. It's nice.

That's very nice.

This could be my collectibles room.

Mike: Sure. Zach: Key word -- "small."

I mean, it's enough space for what we would need, though.

I guess, yeah, just a bed and a dresser or something.

This textured wall feels really out-of-date.

And a fresh coat of paint could lighten it up a lot...

Yeah, that's true. ...If you used one of the fresher,

lighter colors throughout.

Two hours, you could have a drastic change.

Jackie: This is the master suite. Mike: Oh, nice.

It's a little small for a master bedroom, but...

See, I would say it's the perfect size.

All those things could be changed. Sure.

Would give it a completely different look.

It's a nice, small, cozy ranch.

Zach: It's not as big as I was picturing,

but I think it's about as small as I'd want to go.

Mike: The natural light in here

and the paneled ceilings and the redone floor --

there's a garage. Mm-hmm.

I just think there are a number of things

we might need to do that all just add up in cost.

Yeah, and there's no pool, unfortunately.

Yeah. And that's a big one for me.

Not having a pool is not a deal-breaker.

Being on the canal is really unique,

and it might turn us into boat people.

So, we've seen a lot of houses.

One of my top favorites was the cottage.

There was a lot we could do

in the small amount of space that's offered.

Now, remember, that house is listed at $285,000. Right.

So there is room in the budget,

especially since I think that it is a bit overpriced.

But I'm a little concerned with the amount of work

that's gonna be needed to be done

to bring that place up to the 21st century.

The mid-century modern was my favorite.

It had a lot of storage. Mm-hmm.

And it had the pool. It did.

It did have a gorgeous pool.

I'm just really concerned about how much house

we would have to take care of.

That canal house caught me by surprise. It did.

There was the garage,

and I think buffy liked it there.

And even though there wasn't a pool,

which was a bummer, there was that lake access.

Access to the lake.

Yeah, that's really cool.

I was leaning towards the bungalow cottage.

However, I am so happy that we chose

this mid-century modern home.

The little house is coming together.

Zach: It is, yeah.

I don't know why I called it "little house,"

because you made me buy a sprawling estate. [ laughs ]

it fit the most items on our wish list.

It had the pool, it had the fenced-in yard,

and it was turnkey, move-in-ready.

All done. Good stuff.

We've been in this house about a month,

and we're really enjoying it so far.

It has plenty of space for your collectibles.

Finishing touches.

All your stuff has a home.

Yeah, and it's not overwhelming.

So, the house was listed at $300,000,

and we were able to get it for $300,000.

Mike: Get it, buff! Go get it!

Buffy is enjoying his new home immensely.

He has a big yard.

We play fetch every day.

He just looks happier.

Oh, good boy, buff.

Here, we can use these for salsa.

Oh, perfect.

I think the two of us had the same amount of compromises

in terms of I didn't get a garage,

mike didn't get the cozy-bungalow style...

Right. ...That he was looking for.

Want to design the crackers? Yeah.

I'll leave that to you.

But I think this house really fits both of our personalities

and both of our tastes in architecture.

Each night, we sit out on the deck, and we're like,

"can you believe this is all ours?" yeah.

And we're like, "I know."

jackie: You want to stick your feet in the pool?

this house is ours together.

It's us and buffy and spike, and I think it'll be

the beginning of a new chapter together.

I guess I'm in it for the long haul. [ laughs ]
