out-of-Central Texas project.

This is a zero-bedroom house.

We're partnering with someone
here in this local ecosystem.

The fireplace has
me up at night.

Chip had this fun idea to let
Ella tackle the little cottage

as her first design project.

It feels like this beautiful
full-circle moment.

What fits through a window

We've got four dogs
that are in line of sight,

and we're missing a few dogs.

Well, we are.
I think we're missing four.

Even though we have kids
and all these puppies

at the farm,
it does feel like

it's just
a quieter season for us.

I think the idea that
the past 10 years has just felt

so fast and furious with...

...Fixer, Magnolia,
the kids growing so fast.

And in a couple years,
the oldest four will be

out of the house.

And it's made Chip and I think
more about the future

and how do we keep this
connection as a family.

Obviously, the farm will
always be our central place,

but the thing that we have
loved as a family is skiing.

Ah!

Woo-ho-ho.

We started skiing, I think,
2016 with the family.

And now every year we've gone
back to the mountains.

[Chip]
It has become our thing.

I wonder, is it the mountains
that we love, or is it just

the nostalgia that I feel
that I grew up doing it?

-So I sort of want my family to.
-[Joanna] Yeah, Chip
grew up skiing.

I did not grow up skiing.

Just that change
of scenery is really nice.

-Oh yeah and the snow.
-Yeah.

[Chip] We don't get
a lot of snow in Texas.

Every time we've gone to
the mountains, Chip has always

peeled out one day
where we go look at real estate

just for fun.
He always --

We always love to do it,
no matter where we go.

-No matter where we're at.

I would say Chip's dream
has always been perched high

on the mountain
with the view all around.

My dream has always been
at the bottom of the mountain,

tucked away.

I want the little house above
the clouds up on the hill.

I'm a valley girl.
I'm not a Mountaintop person.

But it would be a dream to have
a place where we could all

go together.

Not only our immediate family,
but our parents,

our sisters, their families.

You know, I think
I found the house.

Why this house?

It's been on the market
for a while, so it just feels

like the timing is really
right for me to potentially

make a really good deal
on this property.

I like that you're
excited about it.

somewhere outside of Waco,

I want it to feel like
something that I put together

for my family.

So how do we tackle
a renovation project

outside of Texas?
It's gonna be exciting.

We're getting close.
Look at the mountains.

-Look at the woods.

we're going down.

This is the house?

Well, the main house is
basically just a little bit

further into the woods here,
but cottage number one

and cottage number two.
But what's first impression?

Be totally honest.

-I don't know how to explain it.

-[whispering] Oh, I love it.

Oh, babe.

I'm surprised by this.

It's because every listing
you've shown me is a view.

-Yeah.

Gosh, tucked away and hidden.

[Chip] Now, I know how

The main house has two
bedrooms, two-and-a-half-baths,

a wraparound deck,
two additional guest cottages,

plus access to the river.

I love, I love
the light fixtures.

OK, what do you think
about the little foyer?

-[Joanna] I like
a distinct entry.
-[Chip] Yeah.

Like, I can imagine all
the boots, all the, like,

making this really
functional but cute.

there's a sitting room off

the entry, a galley kitchen,
a giant living space,

a deck, and an office.

-I love this fireplace.
-[Joanna] Wow.

-These floors are awesome.
-[Chip] Love the floors.

What do you think about
the ceilings and the beams?

It's cool.

The fireplace is there,
but I wish it was in here.

-Like, this is huge.
-I know.

This is too big.

I think this
was their ballroom.

I think they had a formal
ballroom in this house.

[Joanna] But for such
a big space, the windows

on that wall are tiny.
-[Chip] All right, come on.

Let's go check out the kitchen.

It's small.

I love this, but that's not
gonna be a big enough range.

The way you build
everything out of the kitchen,

this would be tough.

It feels like too small for
our family and all the cooking

that I love to do.

So we would either have to go
this way with this kitchen

to give us the opportunity
to really make this space work,

or we've got to figure out
another place in the house.

I'm gonna keep looking.

Let's go see the office,
and then that's it.

I'm going to see the river,
and you can do

whatever you want.

Hmm...

-[Chip] I mean, it's 12 by 12.

So I was thinking this
could be the primary,

but there's no closet
or bathroom.

It's almost like built
for a family with no kids

because you really have
one or two bedrooms

and then they would use this
as like a study situation.

Would you be fine with this
being the primary, this size?

Yes, I would -- what do you say?

I feel like I just have to get
creative, but I want to see

what else is happening.

I want to see the river,
and the more you talk,

the dizzier I'm getting.

You're actually making
me kind of dizzy,

but you go check the river out.

I want you to see,
this is the bathroom.

Look at this.

-There's no shower.
-Stay open-minded, babe.

Don't forget,
a second ago, you cried.

So I felt like we had
this emotional high

when we pulled in,

but then when we stepped
into the house, I was like,

Happy feeling started
leaving the room for sure.
-Happy feeling gone there.

And I think it was more like,
"Oh, now I'm trying

to force something
that may just not be right."

[Chip] On the lower level,
there there's another small

sitting room, two bedrooms
and two bathrooms.

[Joanna] OK, so this
is another bedroom,

still no closet and no bathroom.

So this really,
technically speaking,

isn't a bedroom and it's small.
So I've got two people here,

two people upstairs,
that's four.

And then trying to figure out
this bathroom situation,

it feels like a really
large bathroom.

You have your toilet,
really good shower,

double vanity with a lot
of countertop space.

This is pretty, but I almost
feel like the bathroom feels

bigger than the bedroom.

And then down here,
there's a nice walk-in closet.

See what else we've got.

[Chip talking]

Another massive bathroom.

Double vanity.

You have a soaking tub.
You have a shower.

You know, my kids are funny.

They don't actually need this
much space for a bathroom.

So, now I'm like,

could this be a bedroom?
I don't know.

I really can't get my head
around a full bedroom,

because there's not really
a bathroom or a closet

in any of them.

It's like everything
feels hard.

And I don't know how
we'd function in this space,

because we're just
a bigger family.

OK.

Another sitting room
off a fireplace.

It's like this now reminds me
of right when you walked

into the house,
you see that fireplace.

I can only imagine
the fireplace is right above it

It's literally like
a copy and paste.

Chip mentioned this room.

The couple used
as their bedrooms.

I think this is what they
were calling the primary.

This is where I see my family
is like down here,

where we're playing games.
You have that beautiful view.

So, to me, this is
a zero-bedroom house

that Chip has found.

This is their closet.
Oh my goodness!

So, this closet is enormous.

And this is where things
start unlocking for me.

I have all this space
to work with.

What else can I create?

So, this is where I'm thinking,

"This is where most
of my kids could sleep."

So, this can then become
the bunk room, a bathroom.

They step out
into the living room.

So, let me do my math.
I've got four down here now.

Two can sleep in that bedroom.

That's six people
can be down here.

Two people upstairs.
That's eight.

There's seven people
in our family.

I'm gonna go find Chip.

Wow, would you look at this?

Now I can see the river.

I see the river, and I feel
like there's like more reason

to want this place.

And I found it's possible
for eight people to sleep

in this house.

In my mind, I'm just stubborn
enough to where if I feel like

it's for us,
I'm gonna make it work.

It's like each unit
I'm seeing, it's adorable.

and these additional cottages
would give us even more space

for guests and family
like our parents.

a month since we first saw

the mountain house,
and Chip has closed the deal.

So we're back in Colorado.
The kids are here with us.

So we wanted to come
straight to the house.

They were seeing it
for the first time.

The kids love the river,
a little tricky to get down.

We got a rental nearby,
and the kids did some skiing.

Today, Chip and I wanted
to come to the property

and to walk through the final
plans for how we're gonna

transform the main house,
and our new local contractor is

gonna stop by.
-OK, how we doing?

How we feeling?

It looks and feels different
now that it's ours.

-I know.
-It's like, ah!

Things are starting
to get real.

I want to go into what's going
to be the primary suite,

but right now is the office.
This wall goes.

Ooh, demo.

OK, this is what I'm gonna
turn into the primary bedroom,

but it needs
a bathroom and a closet.

All this will kind of be pushed
into the hallway

and into the bathroom,

so it just gives you a little
more breathing room in here.

So you've got an opening here,
shower, double vanity, tub.

It's a tub, closet,
water closet.

But the guests, how do
they have a restroom?

You read my mind.

the other side of this?

We're taking that
all out and adding

a much larger kitchen
in the living room.

Now this becomes a little
powder bath as well.

corner sink.

It's tight, but it's nice
because our guests

When you go places,
what is that exactly?

We've only got so many hours.
We live in Waco.

Because from Jo's perspective,

this isn't drastically
different.

I mean, a lot of the things
that she does with a project

happens on a screen
or in an office.

It's kind of me that's getting
left out of the process

to some extent.

You demoed that railing
like a champ.

It's fine to take a break.

We're going to take
the kitchen out.

So you come around here.
Here's our little half bath.

-This all goes away.

And then this will be
a wood-burning stove.

And then this will just
become shelving for books.

This becomes a little
built-in bench moment.

So this is like a little
reading room,

and this is our bathroom.

We'll add a wall here,
tub by the windows,

and a double vanity.

So when you think about
opening up that bedroom

that we were just in...

This is all for
the primary bath.

-I mean, that's gonna double
the size of that space.
-I know.

And then the bathroom's gonna
be as big as the bedroom.

Right.

OK, this is like
a little sitting room,

and then basically
our living room's starts here.

-I would not touch these floors.

What's going to happen in here
is this whole space is going to

become a large open kitchen
that will fit all of our kids

plus the extended family.

This is going to be a fridge,
cabinetry, range, vent hood,

countertops, and then
your double ovens.

Right down the middle,
I'm thinking a long,

beautiful table
instead of an island.

And then on the other side,
there's sink,

cabinets, dishwasher,
so it'll feel balanced.

[Chip] Awesome.

While I'm cooking or whatever,
I want you y'all to be like off

the kitchen,
y'all are playing a game.

We're gonna add two chairs
here, coffee table, sofa.

We'll add floor-to-ceiling
windows to bring in more light.

And then where
you're standing...

moving those French doors over
and adding a small little

wood-burning stove.

But when you think about
sitting around a beautiful

fireplace, it's not
a potbelly stove.

When I think about a room like
this, I think about a big

fireplace on the end
of this wall.

-You want a focal point.
-[Chip] Yeah.

Thought the potbelly stove was
cute because it was minimal.

I was doing the wood burning --

Is it strange at all to have
that big of a focal point right

next to that big
of a focal point?
-I don't think so.

I just want to make
sure it's possible.

complicated and problematic?

I don't think
it'd be problematic.

I think it would be
totally doable.

to the bottom floor,

in the downstairs den right
below the one in this room?

have that first interaction

And I think I thought
it was more complex

for that fireplace.

We can look at it and go,
is it worth this cost

or do we just go back to
what I had originally planned?

This is our first out
of Central Texas project.

So partnering with you,
it's like a new step

in our little journey.

We've been doing this
for 25-plus years.

You've been doing it
even longer.

But the fact that you're local
and you're going to be here

on our behalf means a lot, man.

You know, with us,
with our business in Waco,

obviously our family,
everything that we're doing

and managing there,
the distance is going to be

a huge challenge.

We have to trust
who's on the ground here.

We're going to see
a lot of photos, video.

When we can come to
kind of see it in person.

We're gonna maximize
those times.

We're aiming to finish
the house by first snow,

which usually happens
in early fall.

This gives us about six months.

When we head back to Waco,
I think the first thing

I've gotta tackle is I need
to pick out flooring, tile,

paint color.

So that's the next step
in finalizing this process.

It's weird to think
that the next time

we stand right here...

demoed and here we go.

I'm terrified of most things
in life, but this is

the most scary thing.

Today, I'm gonna show
you the final design

on the Mountain house.

I'd say the hardest thing
with this project has been,

we can't just jump over
to the house to double-check

something or step in
the space to imagine it.

And so I wanna show you today,
each of the spaces

in the main house.

So right when you step in,
I'm excited about the entry

just because I feel like it is
that nod to Mountain House.

You've got light oak
on the walls, feels inviting.

You go into the sitting room.

We're gonna add
tongue-and-groove

on the ceiling, and we're
gonna plaster the walls

in a warm gray tone.

The light oak wood is really
the foundation of most

of the spaces, whether that be
the paneling on the walls

or the existing flooring.

The colors that
we're gonna contrast with

are gonna be a little darker.

As you move into the main
living space, we're gonna add

floor-to-ceiling windows,
paneling on the walls

and ceiling, and the bigger
statement fireplace

Chip's really wanting.

And then leading into the new
kitchen, you'll see the range,

the vent hood,
the paneled fridge,

the double ovens, and a large
dining table that can fit

all the cousins
and grandparents.

But then I love this green tile
that has a bit of a shimmer

to it that will be
a nice contrast to the wood.

So I do feel like you're gonna
see this really beautiful blend

of a mountain style home that
has all that beautiful oak wood

and those harder surfaces,
but then mixed with that more

cottage vibe with the colors,
the patterns, feeling

masculine and feminine,
cottagey, mountain house.

There's gonna be a lot of kind
of opposites attracting

in this space.

I wanna show you
what I'm doing with the space

that the kitchen was in.

Part of the space will be
in the new primary bath,

and then we're turning
the other half

into a reading room.

So now as you step in,
you'll see this nice little

reading nook with custom fabric
that feels kind of

whimsical and fun.

I'm gonna do this antique
parquet flooring.

We're playing with paneling,
some vertical, some horizontal,

that it just feels
a little more interesting.

It's a smaller space.

As you move out of this little
reading nook around the corner

into the hallway, we're gonna
add this cutie powder bath.

We're gonna do an angled sink

and a hand-painted
tile backsplash.

I love this tile.
It's like this little scallop.

There's some floral motifs
on it that are hand-painted.

Knowing I couldn't do this like
in the main space because of

the cost, I'm gonna do this
in the tiny powder bath

so that we can get
a lot of impact.

So now we're moving
into the primary.

I'm gonna add this beautiful
light oak paneling

that has a little bit of this
feminine detail at the top

with this curve.

Adding wallpaper, opening up
the entry into the bathroom,

which extends all the way
through the old half-bath

and part of the old kitchen.

We'll add a darker backsplash
and then bring in some

character with some
brass sconces.

I feel like now what we've
solved for is we've created

this primary suite,
which didn't exist before.

And then right below
the primary downstairs is

a second bedroom, we're gonna
add a walk-in closet

and a walk-in bathroom,

trying to create
practicality for both of

these bedrooms,
because they didn't have

that to begin with.

And in that hallway downstairs,
we're adding a recess nook

that I think the kids will love.

And then the laundry was
in a closet in the hallway,

which is too small.

We have seven people
in our family,

and then you think about
all the stuff with schemes.

So now I'm opening
everything up,

doing a burgundy backsplash,
light oak paneling,

and then a fun wallpaper.

And then as you move
into that den, I really want

to cozy it up by adding
a snack bar for the kids,

more wood paneling
on the walls,

and then a fireplace
to match the one upstairs.

Since this was the primary
and you went into this

back room, it was their primary
closet, which I feel like was

the largest space
in the entire house.

So now we're transforming
that huge space into a bunk room

and a bath for the kids.

We'll have a window here,
four bunks with that same

oak paneling,
and a floral green wallpaper

to bring in some color.

Just these more
saturated earthy colors.

And so that's really what
you'll see on display is,

you know, what would
you find in nature?

So it just feels like
a beautiful reflection of

what we're seeing outside.

And then all of that plays
well together.

And now we're going to hand
all of this over to Steve

and then get rolling.

[Chip] Now that Jo's finalized
the design, demo is in full

swing in Colorado.

Upstairs, we're tearing out
the walls in that living area,

ripping out that old kitchen,
which will now be the new

reading room, taking down
the wall between the office

and the half-bath
so we can turn that into

the primary suite.

Downstairs, we're really
transforming that space,

demoing one of the large
bathrooms and connecting it

to the bedroom, taking out what
used to be the primary bath to

make room for
a new laundry room,

and we're turning
that massive closet

into an awesome
bunk room for the kids.

We're getting to the point
where this project can really

take off and run.

Jo and I are in Waco,
so today we have a call with

our contractor, Steve,
to get an update.

-Good to see you, Steve.
-We made a mess of your house.

We're about 95% done
with our demo.

Oh my gosh, I'm jealous.

We're trying to do a little
bit of framing.

So this is where your new
primary bathroom

is going to be.

So we've got this wall
between the old kitchen

and the old bathroom that we're
going to have to do another

header beam up here
to carry the ridge.
-OK.

[Chip]
In order to make that open
primary suite happen,

we've got to take out that wall
that's currently bearing

a ton of weight.

[Steve]
Yeah, we'll have to take
this header all the way down

to the floor and put
in a footing down below

so we have
structural support here as well.

So this wasn't a bit
of an unknown until

we opened it up.

But we'll have to make
some adjustments.

I know you want to have
an eight-foot ceiling

in the primary, and that's
what our goal is.

-How tall is it currently?
-[Steve] Seven-foot-six.

So we really have to do
something to raise it.

OK.
Let's just keep marching.

[Steve]
Sounds good.

The idea that it's
seven-and-a-half-foot ceilings

versus eight-foot ceilings,
you know, in so many ways,

you're like, why would
you spend the extra money

for that extra six inches?

But in the same token, I think
it's going to be important

that we do that.

And so I love the way he's
optimistic and addressing

these issues.

I mean, this is why
we hired Steve.

We'll be there soon to kind of
look at these issues in person.

We can't wait to see the house
that we're excited about

and with that, we've got to go

and look at the space,
make sure that the next steps

that we plan for from a design
standpoint actually make sense.

We're back in Colorado for
the week, and Steve's crew has

started framing out the spaces
downstairs and prepping for

the plumbing we'll need
for the new bathroom next to

the bunk room.

And then upstairs,
the new entryway to the primary

has been framed.
Today we're meeting with Steve.

He's going to show us some
of the things that he found

during demo.

We're also going to finalize
paint color for the exterior.

But first, Steve wanted
to show us something

in the reading room.

We had a visitor
over the weekend.

Uh-oh.

And you can see he left
his little paw prints

on the wall.

What fits through
a window that small?

You know, he was a pretty
good-sized bear to fit through

that window.

I knew you were
gonna say bear.

[Steve] So he came in
from the outside,

wandered around the house,

and then he went
back out the window.

As I come out the front door,
he's coming down

the front steps.

He's looking at me,
I'm looking at him.

[Chip] OK.

I yell, and then he just kind
of wanders off like I didn't

even bother him.
-My gosh!

What he doesn't know
is he's touched

on a very deep-seated fear
in my heart and soul.

I'm trying to think, is there
any other access point

that this guy can get in?

-Oh, he like ate our window.
-[Steve] Oh yeah.

This is where he came through
and you can see his paw prints.

-[Joanna] Unbelievable!
-[Chip] Good night!

I don't want a bear
on my porch.

So can we create
some type of fencing?

The day we were leaving to come
to Colorado, I had woken up

from a dream, a nightmare.

This is a re-occurring
dream that I have.

And it was a bear that was
chasing me and it chased me

into this home.

I'm saying all this because it
was a foreshadowing that

probably while I was having
that dream, that bear was

climbing through that little
window into this house.

Steve, the green is
the exterior paint color.

-I love it.

So we have witnesses,

This green versus the brown,
like this is a perfect example.

And in my opinion, when I turn
this direction and look at it,

I think it looks great.

It kind of feels like a cabin
in the woods.

Can we do this color,
the front little tiny cottage?

Oh, there you go.

Just so when we drive up
and then we can see all

the trees behind it.

What I would love to see
is when you pull into

the property, what does that
look like with that green?

And then hopefully
Chip will love it.

But this'll be one where
I think Chip wants to keep

the house brown.

And I'm telling you,
there's like 0% chance

we're keeping
the house this color.

Well, so I'm just kind
of big-picture curious,

you know, as my parents
and in-laws have both gotten

a little bit older,
you know, I'm just trying to

figure out how do we configure
this awesome trail to where

not only could you and I get
down here easily,

but also somebody
maybe older than us.

So what do you think
we should do here?

We're thinking about running
a timber, kind of a border on

the downhill slope.

And then we can make all
of these steps a little wider.

And then when we have it
really steep and it feels

uncomfortable, we can
do like a pipe rail.

She's always mentioned
that she wants to do

something in design.

We've actually looked for
houses in Waco, didn't find

anything, but Chip had this
fun idea to let her tackle

the little cottage as
her first design project.

Ella, I feel like this will be
a space that guests can come.

So it's our last day in Colorado
before we head back to Waco.

So today I'm here
with the design girls,

Christin, Laura, and Lindsay.

They've been with us for almost
14 years and I'm just so

grateful they wanted
to be a part of this.

A lot of our decision making
has been in Waco,

getting a good idea
for colors and textures.

So this is the first time we're
together walking the space.

We basically just have a very
small amount of time to

make a lot of decisions.

While we're doing that,
Chip and Crew are down

by the river trying
to catch some fish.

What's the biggest fish you've
ever caught in your whole life?

-It was this big.
-That's as big as you.

And then look, buddy,
in case we need

it, OK?
We'll be ready.

This is where your wall
of millwork is gonna go,

I just wanted to see,

So we changed
from a wood burning stove

to the mason fireplace
on the upstairs

and the downstairs level.

design is gonna just be,

bringing in just a little bit

to make it feel a little more
feminine and not so bulky.

Let's move on to plaster.

That little sitting room right
off the entry, just trying to

find the perfect shade for
the plaster that we're gonna be

doing on the wall.

Option one.

It's gorgeous,
but it looks like concrete.

Yeah, I see that.

There's something about
the way you feel when you're

in a space versus just looking
down at a 3D rendering

or even pictures.

Second option.
I think that's pretty.

OK, wow, that is heavy.

We've built this design
over the last couple

months together.

Just helps us either go,
it's exactly what we want

or we need to modify
it a little bit.

brown in it, which I like.

is my favorite.

OK, y'all, let's go downstairs,
because I want to look

at the colors we're choosing
for the sitting room down there.

I think we designed this room
to be moody, bluish color,

where it's the dark paneling.
I think we'd go lighter.

Just so it feels like
really smooth.

Into that all wood paneled
living room.

So as we are wrapping
things up here, headed home,

I feel like the team
feels really good

about the next steps.

Anytime I get to spend time
with them, it's always like

my favorite thing to do.

But honestly, the highlight
of this trip is Crew caught two

rainbow trout
down at that river.

How amazing is that?

had been super busy with

all the framing.

On the main level,
we added a new cased opening

leading into
the primary hallway.

The supporting beam for
the expanded primary bath

went in.

The living room walls had to be
open for the larger windows,

and we removed the wrap
on the beams to expose

that original wood.

We started installing the new
electrical and plumbing,

and outside the guys have been
crushing it on that updated

river path.

And here in Waco, Ella
has been working on the design

for her tiny cottage.

Today, Jo and I are
checking in with Steve

to hear the latest.

So we always love
connecting with Steve.

It's fun to see him there at
the property, giving us these,

you know, weekly updates.

Do you remember that main beam
that was going between

the kitchen and the great room?

Well, as we opened it up
and we unboxed it,

we found this steel artist's
work done around this I-beam.

-Wow! No kidding.
-Wait.

That's crazy.

It was wrapped with an oak
plywood, so we never knew

it was in there.

It's always fun when
you tackle these projects

and as you are peeling
back layers, you see story,

whether that's
wallpaper, metal art.

I always think,
you know, that's part of

the history of the house.

So how do we play that up
and honor it?

Any way we leave it and kind
of bring it back to life,

or would that screw you up, Jo?

I don't think
it'd screw me up.

I think it just, it doesn't
feel like the vibe.

I think I wanted it
pretty simple up there.

So I am trying to think
like, do you put it,

you know, somewhere on the side
of the house, maybe on the back

porch down by the river,
we do hooks on it?

And it's for me, practical
for drying flowers, hanging them

upside down for the kids.

It's the rods, the fishing rods,
it's Chips waiters

We could hook squirrels upside
down from it?

We won't do that.

Maybe it'll be
a bear deterrent.

She only wants to do things
that were decorative

and logical, and I only want
to do things that are illogical

and sort of like dangerous.

If it's not hard to remove,
remove it, Steve,

and then we'll figure out a fun
place to kind of honor

the history and the art.

It should come down as one
big piece, and then you guys

can decide
what you want to do with it.

I also want to see the green
paint on the small cottage.
