has been a challenge.

We've torn up the old,

to make way for the new.

It's like vacation, vacation, vacation!

But by adding some bright inspiration to the space,

- Ah! - Bad-ba-da-ba!

I'm hoping it will be the beginning

Oh, this is pretty sweet.

This is incredible.

of a new dawn.

Where am I?

I'm in a well known vacation destination

for its beautiful lakes,

great fishing, swimming, boating,

and all the fun summer activities.

And that leads me to my first vacation house rule:

Do your research.

Vacation rentals on the water in this area average $400 a night.

Renting for just half the year could bring in over $72,000.

I'm going to meet Jennifer and Michael.

Renting their cottage was never part of the plans.

But with Jennifer cutting back on work

to care for their daughter with cystic fibrosis,

It just might be the perfect solution to offset their lost income.

Now they've had the property for 10 years.

It hasn't been renovated in 30 years,

and it's gonna need a lot of work

if they want to command top dollar.

I'm gonna see what their place needs to succeed

for decades to come.

- Michael and Jennifer, this is the place? - -This is it.

The blue beauty on the bay?

- Yes. - It is.

Yes, we got this back in 2014.

It's been great for our family.

The kids have enjoyed growing up here.

I'd love to rent it out for a few years

- and then retire up here if we could, -Yeah.

but it's in need of a little bit of help right now.

I spend a lot of time with our daughter, who's got a medical condition.

If we can try to find a way to help accommodate her needs a little better,

and her needs going forward.

We think accessibility is really important

for not just our family, but for lots of families.

That totally makes sense.

So why renting it now?

I've had to reduce my time at work to help with her caregiving.

So It's kind of put us in a position

where we have less income coming in,

- and we thought rental would be a way to go. - -Rental?

Yeah, yeah.

Absolutely.

Why don't we go in and take a look?

- Excellent. - Okay.

Welcome to the 90s!

There's a lot of bricks on the inside of our house,

- you know, that's-- It's a little unusual.

A little bit dark, considering it's the front entrance.

It is, yeah.

Actually quite a nice wide space.

It is spacious.

Oh, wow.

The kitchen is an odd shape.

It's very science fiction-like.

It is very sci-fi.

One of the things we actually like about it

is you can kind of sort of see the lake.

Where?

But if it was more open and we could see the lake more,

- that would be better. - Where is it?

You gotta go around the corner.

Oh, there's the lake!

Yeah, yeah.

I see what you're saying.

- It's definitely what we want to see. - -Yeah.

There's only one way in, one way out,

and it's back to the front door.

Every space in your home should be leading you

-to the next good time, right? -Yeah.

So let's back up out of the kitchen

and work our way around to what

looks like the dining room over there.

- Oh, and we switched to carpet! - -Yes.

It's a pretty abrupt change to go from tile

- to a plush carpet. - RIght.

Anyone who has mobility challenges,

It's nice to have that consistency.

There's a lot of things you can do when it comes to accessibility

- that most people won't even notice. - -Mmm.

-but somebody who does require those modifications -Yes.

will truly appreciate.

For sure.

And I want to get close to the lake.

So this is our living room.

- Wow, there's a lot of space here. - -It is huge.

- There is a lot of space. - -Yes.

- We are layout challenged here. - -Yes.

You've got a window above here, which is like,

"That's where I want to put the TV, but I have a big window."

It's blocking the doors,

and that's supposed to be the view out to the lake.

Here's our bathroom.

This is typically the door that Nicole uses,

and she's got a service dog in training, so it's quite narrow.

There might be some ways to open up this doorway.

Oh yeah, a good sized tub.

- It's outdated for sure. - Yeah.

That's an interesting shape for a sink.

Kind of a hexagon, I guess.

It's hexa-here here,

but I think we want to see it hexa-gone.

- Another bedroom. - All right.

It's kind of small. This is Nicole's room.

Part of the problem is there's this tiny little closet here

that she can't even open. It sticks.

This is the one she likes.

- Yeah. - -It would be even better if she loves it.

- A room that honestly would be more convenient for everyone, -Right.

- Yeah. - but also accessible friendly.

- Mm-hmm. - Yeah.

This one's interesting. It takes a jog over here.

We've got the bunk bed.

I would say that it's a bit of an awkward spot where it is.

And lots of closets.

Because we want to retire up here,

we're not wanting to get rid of all of our storage.

Don't need that much closet space when it comes to the rental.

A second closet in here isn't necessary at all.

Actually, a bathroom.

Oh!

Not what I was expecting. Oh.

And it goes right through?

Back to the front door.

This confuses people when they first come here.

- It took me a second. - Yeah.

Like, where have I ended up?

It's fine for you because you know the layout,

but you don't want people to be confused.

- Oh, I got a lot of ideas here. - -Yeah.

The games room.

Love a good games room.

- You can play games in here, video games, puzzles. - -Yeah.

Same as the primary bedroom.

It's got a fantastic view.

And this is also the access point to the lake.

It is. We've got a great screen room through here.

One of our favorite places to be.

Oh, yeah.

We can watch the sunrise in the morning with our coffee.

It's amazing out here.

- This is a great spot. - Yeah.

I think some work out here

would really elevate the experience and add to it.

There's sort of worn out carpet astroturf.

- Yeah. - Mm-hmm.

And the big screens here, but no railings.

There's supposed to be a little bit of a block there,

- Yes. - so that nobody falls

- right through and out. - Yes.

I understand that it's time to make some money,

and we want to future proof this

for your family, for your retirement with your daughter.

We're gonna have to address some accessibility friendly renovation.

So to be able to do everything you're looking for,

here's what I'm thinking.

Out front, we'll amp up the exterior by adding bright blue accents

and a brand new door that will let in some natural light.

Inside, we'll further lighten up the dark entry by tinting the interior brick.

Now we're completely revamping the awkward kitchen layout,

shifting all cabinetry along the length of the cottage,

and introducing a spacious island

that allows for better flow and great views of the lake.

Now, new flooring throughout will enhance accessibility.

And with the kitchen makeover, we can reorganize the dining and living areas

for seamless flow and maximum enjoyment.

Clever space planning and wider doorways in the bedrooms and bathrooms

will improve accessibility.

We'll also completely transform

the bedrooms and their layouts.

We'll create direct access to the guest bathroom

by extending the hallway all the way down.

And swap the vanity and shower so we can expand to a full walk-in.

In the games room and screened-in porch,

we will add upgrades to help excite guests.

And down by the waterfront, we're going to add a fire pit seating area

that will make it the perfect place to start your day, every day.

- I think that's amazing. - We love that idea.

- That's amazing. - That's fantastic.

My favorite thing is, when you walk in,

you're gonna see the view right away.

I've seen all your pictures up on the wall.

- Mm-hmm. - Those aren't sunsets.

Those are sunrises.

- Those are sunrises? - Absolutely.

So I'm thinking we welcome guests to Sunrise Bay,

Ah.

and we celebrate the fact that this is a cheerful place that has a beautiful sunrise.

- Yeah. - Your day starts at Sunrise Bay.

- Yeah. - That's a fantastic name for it, yeah.

- You love that? -I love that. I love that.

In terms of the property, the way it is,

I think you'd be renting it out

for somewhere around $275 a night.

- Mm-hmm. - Yeah.

But once we're done,

I think you should be renting this for $425 a night.

- Oh, wow. - Really? Wow.

Bringing in almost $3000 per week.

And if you rented it for half the year,

- you would be looking at over $77,000 in rental income. - -Wow.

The sun has set on Sunrise Bay's old design plan,

because today is demo day.

The first thing you see when you get here is the kitchen.

It is in the way, it's blocking the view, it's outdated,

so we're ripping it out.

We're creating a new space that's more accessible.

The main bathroom is not easy to get in and out of.

But when it comes to accessibility, we need more space.

Twenty six inches isn't gonna cut it.

We need to go 36 inches.

Swing door in.

There we go.

Whee!

One of the big challenges for Mike and Jennifer

is finding somewhere to do work

while enjoying the cottage as well.

Okay, this is an interesting space.

There is this storage shed at the side of the cottage.

We're prepping this storage space

to become the perfect workspace.

When you're renting a property like this,

somewhere to work would be a nice bonus.

Everything is under construction.

The bathroom's coming apart.

Hallways are being ripped out.

The old kitchen layout is long gone.

The whole living room is changing.

In fact, we're not stopping there.

From the front door to the back door, big upgrades.

And that leads me to my second vacation house rule:

Plan your design.

You forgot to bring the plant in the pot.

It's a beautiful terracotta pot.

Terracotta inspires the sunny, warm vibes of Sunrise Bay,

and that's what we're going for.

My color palette starts with a bayside blue,

delicate whites, and inviting terracotta hues.

Soft blue cabinetry and gold fixtures will wrap you in a warm glow,

as if you're soaking in a Mediterranean sunrise.

We're also gonna see a terracotta on the exterior,

around like a fire pit or a walkway,

and it just adds that warmth,

that energy that we're trying to do, you know?

You're not getting it.

I don't know if I love it.

I didn't mean to upset you.

I'm very passionate about this design direction.

See, it's perfect!

It's tumbled terracotta.

It's gorgeous.

Can we talk about the kitchen?

-So cabinetry is going to run along this back wall, -Yeah.

and I'm thinking a beautiful blue color.

-Very, very fresh. Mediterranean. -They wanna vibe in there.

Yeah, of course. A little seaside retreat.

Now everything opens up in the space.

- It's a challenge. - It is so open.

Before, it was so compartmentalized.

It's amazing.

So over here in the living room...

Best case scenario for me is to lose this arched window.

It's like your arch nemesis.

It is right now.

I think it just throws off the balance of the entire room,

-anchoring the space with the fireplace -Yeah.

and then having the furniture situated around that.

Also, the fireplace could use a big upgrade.

And then...the room by the lake.

This spot's great.

Has the best view!

-That's where the sun rises. -I know.

That's where the bay is.

And that's why this is...

Sunrise Bay.

I want something with paint or wallpaper, you know?

Really playing into the sunrise

Like we paint maybe a circular sun,

-so the sun comes up and it's like... -Oh, my gosh!

It's like a halo of the sun.

That would be so fun.

This has to be a games room area,

so we have to have a table so people can play the games.

We have to have sitting area, lounging, hang out.

Maybe a little bit of a flex room.

We definitely want to be able to accommodate overflow guests, so...

Especially people who like to get up early.

Mm-hmm. And watch the sunrise.

Like me.

Good way to start the day.

It's a great way to start the day.

-Wow. -The primary bedroom.

This is a great size room.

The goal here is to lighten it up,

-make it feel like you're in the Mediterranean, -Beautiful.

and just make it a bedroom, not an office.

I want to do something unique here,

and create a custom feature wall.

Right now it is deep red.

It's deep red.

And it's like sucking the energy out of the room.

The red is deep.

How do you do that?

I have a very deep voice.

I just need to keep my voice high for the show.

We've got a bit of a problem here.

That's as tight as we're gonna get.

We had a five foot shower

and now weve got almost a four foot shower.

It's a big day at Sunrise Bay.

We're changing the layout of the space so there's better flow,

not only in the kitchen,

but we're extending the hallway

to allow direct access to the guest bathroom.

But in our plan to move the shower, we've hit a snag.

- We've got a bit of a problem here. - -We do.

So that's where the plumbing stack was.

We've had to move it over here,

so it's not in the middle of the hallway.

That's as tight as we're gonna get.

That's as tight as it goes.

So our shower just shrunk.

We had a five foot shower, and now we've got almost a four foot shower.

This was gonna be a really nice shower, too.

I wanted it to be accessibility friendly.

Yep.

We have this post out here.

On the other side,

we've got a support beam that was behind the refrigerator in the wall.

What if we change the plans here a little bit?

Let's say we bring this wall out here.

So we frame this beam, which we can't move,

into the middle of this wall out here.

The shower now gets 16 inches, but we're gonna gain it back.

- We get our five-foot shower here. - -Five-foot shower.

It will kind of go back in,

-so I think a bench in there would make sense. -Yeah.

The silver lining is we're gonna get a slightly bigger shower

with a bench in it.

I actually like this layout even better.

Let's get these new rooms framed up.

I like to know what's going on up here.

It's like there's a bunch of junk.

Oh.

It's all just trash up here.

Yep, I got it.

You know what? The vaulted ceiling goes above the bedrooms.

It's like there was originally a vaulted ceiling in here

in the bedrooms.

A bit of a surprise up in the ceiling,

and not one that I'm upset about.

-You got that? -Yep.

I'm not as limber as I once was.

-We could raise the ceiling up four feet. -Yeah.

These bedrooms are gonna feel a little more like vacation style

with the vaulted ceiling.

Even this ridge beam is pretty cool.

Let's bring back those high ceilings.

They look great. They make the space feel bigger.

This is a huge bonus.

I say we give this drop ceiling the boot.

We've got a lot of little changes

that all together are gonna have a huge impact on this property,

both in the way it can be used,

it's accessibility, and how good it's gonna look.

One of the best places to watch the sunrise

at Jennifer and Michael's cottage is from the games room.

So today we're installing new windows

to maximize that spectacular view.

And to really capture the essence of those magical sunrises,

we're getting creative with a little mural

that will brighten up their mornings even more.

Oh, that looks good.

And toasted terracotta.

That's the next color.

This is a great focal point.

This is the sunrise room.

It is the sunrise. You're either here,

or you're on the screened-in porch

-watching the sunrise. -Yes.

The terracotta throughout this property is gorgeous.

This is definitely gonna make a buzz on the listing,

you know, get the property noticed.

And that's my third vacation house rule.

I love it for so many reasons.

One, obviously it plays into the theme,

-Sunrise Bay, -Yeah.

but also it's whimsical and it's fun.

And it's cost effective for big impact.

Today at Jennifer and Mike's Sunrise Bay,

the transformation is really coming together.

We're laying down all new, consistent flooring

that will remove transitions and barriers for better accessibility.

And with that awkward arched window out of the way,

we now have wall space for a floor to ceiling fireplace feature.

The old sci-fi kitchen, it's gone,

and our new all blue cabinetry has arrived.

Inside the front door,

lightening up the brick is a really cost effective way

to get an impact that we're looking for, which is bright and spacious.

Start cutting this door out.

It's not letting in enough light.

There it is. There it is.

We've got a new blue door.

That is a good looking door!

What I love is that from the outside,

the door presents a lot of energy.

It's all about first impressions.

Yes.

It's a lot brighter, that's for sure.

The new kitchen layout is phenomenal.

It feels like this is where it was always meant to be anchored,

nicely out of the way so you can see a perfect view of the lake.

Ready for countertop install.

The blue cabinets look slick,

and they're gonna look even better

once they're capped with our gray quartz.

Oh, that looks so good.

We have a special feature in the primary bedroom.

It is the feature wall.

Deb chose a high quality image and had it printed directly onto composite aluminum.

I love this. This is so cool, so different.

Easy to clean, super durable.

And once we paint this room,

we'll have gone from deep red to nice and light.

When guests arrive, they're gonna be like, "Whoa!"

This is a special room.

I think it's gonna make a splash.

By the shoreline, we have this beautiful space,

which right now has some interlock that's all over the map,

and a bunch of old stumps that's heaving everything.

I'm gonna cut down the stumps,

All yours.

Then I'm bringing in a stump grinder to clean this up

so we can have an amazing spot

to create a nice activation by the shoreline that everybody can enjoy.

Even though the weather isn't cooperating with us at the moment,

we've got rain going this way,

we've got rain going that way,

we got wind coming this way.

I cannot wait for the skies to clear.

so that we can actually witness Sunrise Bay.

This is really beautiful.

So much natural light in this space now.

I love the pop of color. It's really fun. Sets the tone.

And the brick!

That really plays into that Mediterranean feel.

And the texture is gorgeous.

You know, now that everything's gonna be painted white.

We need a little bit of something.

We need the hit of color.

- I know! So good. - You got all the things.

Things are happening at Sunrise Bay.

There isn't an old kitchen in the way anymore.

The kitchen is gorgeous, really gorgeous.

And it's in the right place. Boom. Off to the side.

Here's one of the best improvements.

I don't know if you've even noticed yet.

Oh, my gosh.

- Yes. - I mean, what a difference.

And once I add the hits of terracotta with some chairs and pillows,

this space is going to have that modern Mediterranean vibe we're going for.

We can get to the screened-in porch,

-and you've got some samples. -I do.

Right now, there's like, a worn out turf.

We're gonna put in a nice indoor outdoor carpet.

I feel like these two are a little bit too dark.

- Got it. - I'm not feeling the browns.

- It's a little too brown, maybe. - Little too brown.

I like this one. It's really fresh.

And then you have the blue woven through it,

- I like that. - which reflects back to what we're seeing

throughout the entire property.

It's gonna add nice texture and color.

-The reason for Sunrise Bay -Yeah.

is that you're sitting in the screened-in porch.

-This is actually where you go to enjoy that sunrise. -Oh, yeah.

We haven't finished painting, but...

You have the ocean, you have the beach,

and with all of this natural light

pouring onto it, it's reflective.

So we're gonna have a bed,

a couple night tables and lamps.

These custom panels I designed are so cool.

It's even better in person. Wow.

Oh, like the coral reef?

Washed up on the beach.

We're like-- We're swimming in it.

We are immersed in this feature wall now.

We are diving in.

Sunrise Bay is really taking shape.

I mean, we're almost full circle.

We're half-circle because the sunrise is a half-circle.

I'm doing a project with Michael and Jennifer

which was actually inspired by their family.

I've never seen anything like that.

He's a pro.

As the sun rises at Jennifer and Mike's,

it signals the start of another busy day on the bay.

We're almost there with the bathroom tiling,

and it's shaping up beautifully.

Adding that perfect touch of Mediterranean flair

to their waterfront oasis retreat.

The old shack on the back, which is this lean-to shed,

is getting a total conversion.

Time to insulate.

We're gonna turn this old shed into a value added office.

Beautiful.

We want to create a little destination point down by the lake,

so Debra is off sourcing a key piece to set the scene.

We're renovating their beautiful waterfront property.

They have a couple of daughters,

some really interesting, cool outdoor seating.

I'm looking for a piece that's really going to reference the sun.

A nice, cozy spot to hang out in.

Something that has some nice soft lines, some curves.

So this one here.

I think the oversized beds are fun,

-but I wanted something a little bit softer, -Yeah.

a little bit more with the curves.

I love this day bed.

It's like super cozy and kind of enclosed.

And I really, really love the shape of it.

This is cool.

-Now, if they wanted to do some stargazing, -Mm-hmm.

The perfect piece would have that flexibility of being opened up entirely.

One of their daughters, Nicole,

so the dog could comfortably jump up.

This piece is really inviting. I love it.

Guests are gonna see it, they're gonna like,

"That's where I wanna spend my vacation."

We're gonna set it up with cool pillows.

And now that I've found the perfect piece,

Sunrise Bay can come to life.

Today I'm doing a project

with Michael and Jennifer,

which was actually inspired by their family.

I thought it would be a great idea

if we could get our hands dirty

and work on one final project for Sunrise Bay.

We know how much fun and games is important to your family.

What we're doing today

is building a vertical chessboard.

Do you know where this is gonna go?

No, I don't.

You remember your old bar

that faced right into the wall?

Oh there?

- That's a great place for it. - -It's gonna go in that corner over there.

- Okay. - Are you ready to do some work today?

-Absolutely. -We are.

A property like this

requires rolling up your sleeves.

And that's my fourth Vacation House Rule.

This is the perfect warmup project

to set them up for success.

We're gonna build these shelves,

and then we'll be able to tilt it up.

And I've got these little chess pieces.

Each one will sit in its own compartment

and you can move it around.

I have never seen anything like that.

I think it'll be fun to have in the cottage

and it'll be a conversation piece.

Mike and Jennifer, they want to be invested.

Mike's on the chop saw cutting up the pieces

Having the income of the cottage

will definitely be really helpful

in allowing me to be able to take care of the things I need to at home.

From Jennifer's career change

to taking on a massive renovation with the cottage

to becoming landlords

and hosts of a recreational property.

And now, rolling up their sleeves

and getting invested in this project.

I'm really excited for them.

when people arrive, it's going to set the tone

I love how it pops against the blue elements.

It's so beautiful.

This place is like a strong cup of coffee

in the morning.

Because I feel like there's so many different areas

that you can actually have a great cup of coffee in the morning.

So Nicole, their daughter, who has some issues
