We're the owners of this 1960s-built,

four-bedroom, two-and-a-half bath home.

Parents of three children.

We met 20 years ago,

and we came back together at our current work location.

As soon as Sheri came back into my life,

I knew that we were going to be together forever.

But, I no longer think that it's sufficient.

How can we give this up?

This massive garden.

They got this whole yard to play with.

This house is never gonna meet the needs of our family.

I'm thinking more for the future.

I know there's problems

with this house, but it's nothing that can't be fixed.

This is the issue. We have... this wall.

See, when I'm cooking here,

the kids are having fun in there,

but I cannot see what they're doing.

And we're coming down to our a dark and dingy basement.

This is where I do my workout.

Listening to her working out in the basement...

just not having the space she needs, it makes me sad.

And our basement bathroom.

I'm thinking about when there's three boys

that need to have a shower at the same time.

We can renovate this house

from top to bottom, and it's never gonna be big enough.

We've already built so many memories here.

I feel it in my heart

that this is our home.

It truly is.

Well, it is a lovely neighborhood.

I mean, the homes, they're all well maintained.

I don't know why Nathan would even ever want to leave this area.

Well, after, you know, 20-odd years

and three kids now in the house,

They have all their stuff everywhere

because they just don't know where to put it.

It's this that's gonna be tough.

This is gorgeous, and it's gonna be hard to find

in this neighborhood if that's where they want to stay.

Talking about growing with kids...

I like that I have three pretty large spaces to work with.

So, the four bedrooms is great, and I'm really excited about that.

I have a real love-hate relationship with this backyard.

It is going to be so hard to compete with.

I'm nervous about the rest of the house. I mean,

it's old. It hasn't been touched since the '60s.

There are some easy fixes in that house,

and there are some impossible fixes in that house.

It's going to cost a lot of money to renovate this house completely.

And, honestly, that basement is a hot mess.

They're never gonna have second floor laundry in this house.

They're never gonna have an en-suite on the second floor.

So, that, I can improve on.

But more importantly, I need to know from Nathan

what other problems that I'm not seeing, that I can fix.

and that way will give them much more storage.

I'll give them a big island with some seating.

And over in the dining area,

I will add a nice, big table, bench seating and built-ins.

And the living room will also get built-ins for storage,

and space for the TV.

My only, kind of... not scared, but point of reservation is,

in order to completely get rid of this wall,

it's going to have to be a steel beam.

we should check these ceilings for asbestos.

Yes, I figured the house was built in the '60s.

And we have a bathroom that people actually want to use.

The laundry area? I have an idea.

We're gonna go to their current mud room.

We'll refresh the powder room,

and take the plumbing from there into the mud room.

We'll make it their main floor laundry,

give them plenty of storage,

and it will be functional and beautiful.

Yeah, this... this room concerns me a bit.

Like, this wasn't built when this house was built.

You can see it's way out of level.

Skylight's leaking, no heating.

We could end up sinking a lot of money into this little room.

But it's doable. It's going to cost.

Hundred percent.

There is something that I have to talk to you about.

I had your house tested, the ceiling, for asbestos,

- which is known in a house built in the '60s. - -Okay.

We found out that the main floor and the basement,

the floors, the ceilings and the walls,

all riddled with asbestos.

No way.

That's horrible. Well,

that's a game changer.

Maybe we list.

Even if you want to sell to get top dollar,

the remediation has to get done.

Because once you disturb it, you have to get rid of all of it.

-This is not good. -No.

It's gonna cost $22,000.

And that's because we have to remediate,

and build everything back up.

It's a big hit.

-Uh... -Do we have the money for that in the budget?

We don't.

So, we have to lose something?

You know, one of the biggest price tickets

on this main floor is the use of a steel beam.

But what I can do is give you a partial open concept.

So, I just pull this wall back

- about halfway. - That's horrible.

We can't have that. It has to be open.

We still have an island, and I only have to use a wood beam,

which is much less than the steel beam that I have to use

in order to take this whole wall down,

we won't be able to add the laundry room on this main level.

It's very costly.

And there's just no way we can do both.

Well, that was tough.

I never, ever like disappointing my clients.

I think the option's pretty clear. We should be listening.
