And we are moving to Waco from San Diego, California.

We have a son and a daughter. Our son, Dylan, is 12.

And our daughter, Riley, is 10.

Although we really love San Diego,

we were really looking for somewhere smaller

to raise our kids. We had other options.

But really, Waco was the right place for us.

And I feel like we definitely need open space for entertaining

For our new home here in Waco,

our all-in budget is $375,000.

So I love the house that we're showing them first. Okay.

Because I feel like, for a couple

that's coming from San Diego,

I think they're gonna be completely surprised

with how much house and land you can buy...

So that leaves you right at $145,000

to do some really great improvements.

we'd expand it into the existing breakfast nook,

giving you a big island, new cabinets, countertops,

backsplash and all-new appliances.

I think that would make it feel twice as big.

Everything needs to be updated from a cosmetic standpoint.

So that still leaves us about $145,000.

And look, with that kinda budget,

we can update this exterior,

clean up the landscaping, open up this dining room,

and give you a brand-new kitchen.

And we'll still have plenty of room in the budget

to do a face-lift on the living room

and get those upstairs bedrooms knocked out.

What do you think just from a big-picture standpoint?

I think it's on the list.

It's about 3,300 square feet, built in 1962.

Now, they're askin' $239,000 for this property.

So with y'all's all-in budget,

still leaves you with about 136 grand

to do some renovations.

And I think, with that kinda budget,

we can add some of the character that you guys

are kinda sayin' it seems to be missin'. All right?

to create an opening from this space

into the living area behind this wall.

I would also add a chandelier right in the middle.

And this would become the new dining room

where you've got beautiful dining table.

You've got your wood-burning fireplace

and then the two openings on either side of the fireplace.

what's on the other side of this. Ah.

So you can look and see the other fireplace.

So that's why I would love to just open that up

so that you create a nice flow between each room,

I'd say this is half the size of the other kitchen.

It feels like our first apartment.

I would do a nice large island right in the middle,

all-new cabinetry, lowers and uppers,

all-new countertops,

cool backsplash, fresh paint, new recessed lighting

and pendant lights over the island.

Okay. So this house,

you have three bedrooms on that side of the house.

Then you've got this large game room.

I would love to convert this into the master suite.

So the biggest change in here would be moving out this wall,

coming into this space a little bit

so that we could have a nice-size master bathroom,

to really make this space feel quaint, comfortable,

more like a master suite. -I like that.

So I wanted to take you to the backyard,

see what you think about that.

It's a little more simple than the house before this.

I like the size. I definitely -- I don't love the slope.

Okay. Sure. Um, but I feel like it has some potential

where you could define an upper space

So to recap, we're callin' this beautiful house

before we get into demo day

so that we can blow the Severns outta the water.

It's really... This is not a hard job.

I don't feel like I'm gonna get any sleep on this, you know.

If you're dreamin' about shiplap, that's a good dream.

We're going to flatten this out.

I see. Right now, there's that little cabinets.

So now we're taking the breakfast nook out, kitchen.

This is gonna become a cute little pergola.

And we're gonna do some French doors here

that lead out this... Onto the...Sure.

Cute little sitting area. So this wall goes away.

This wall, boom, it's gone.

And it opens into the kitchen.

-Man, you're good. -The biggest issue here

is this is all mechanical closet, HVAC.

What I'm gonna end up doing is just, now, these doors,

we're just gonna end up closing this off,

They can have a nice piece of furniture here.

And then, over here in this den,

you're just gonna demo this little wall right here.

So this wall will just end up being railing.

Honestly, you figuring out this helped me out a lot.

But -- but I still don't love this, Chip. I wish, uh...

The whole thing... I wish I could just go like this.

Well, do it, and let's see what happens.

As projects go, this is pretty much par for the course.

And we've got quite a bit of demo,

which really, uh, motivates me

to try to get us a little ahead of the curve.

We obviously gotta take down the railing

that leads up into the second floor.

We're openin' up that stairwell so that it kinda gives

that first impression of an open footprint.

Other than that, we've got some really

high-quality cabinets that we're gonna try to salvage

and take to the, uh, Habitat for Humanity folks.

Little bit of demo on the fireplace

and we're gonna be off to the races.

is really kind of my ideas on really opening up the space

but also staying within your budget.

So you bought the house for $230,000.

Obviously, your all-in was $375,000,

which leaves you with a renovation budget

of about $145,000.

So that lets us tackle all your main living spaces,

just doing cosmetic updates in certain rooms.

But the biggest portion

of this renovation is the exterior.

The main thing we're gonna do is just update the brick,

update all the siding since a lot of it was rotted

and then install these new dormers

to really bring balance to the space.

And then, another thing I was thinking of doing was

adding this fun pergola

since you don't have a front porch.

I like that. I love the dormers.

-Yeah. The dormers are great. -Okay.

We also love indoor/outdoor spaces.

-Okay. -So that's great.

I like it. So now moving on to the inside,

I'm opening up the stairs

so that you can see through into this office.

And I was thinking of doing, like, a wall of built-ins.

You also have a little seating nook here

kay. And...e the windows -We have so many classic books,

you need somewhere to put 'em. -Yes.

So in this dining room,

what we've done is we've eliminated two of the doors.

We're gonna move 'em to the other side.

And this is the French door.

So it's a fun little in-and-out to a front patio.

-Yeah. I love it. -So into the kitchen,

we're basically removing the little breakfast nook

now that we've gained this larger dining room.

And now your kitchen's extended out.

And so, basically, when you walk in,

you've got this large island in the middle.

We've got some wood elements

with the pantry, the vent hood.

Then, this little strip of wood along this backsplash,

I think, is gonna be really unique.

If there's a specific inspiration or material

that you really love, we can incorporate that.

So we have this bowling lane wood

that came from the bowling centers

that my dad owns.

And it was the first one my grandfather opened.

-Oh, my goodness. -And so when we...

-That's cool. -...just closed that one,

he -- we all collected wood from it in my family. Wow.

And so that was something we'd wanted to be able to use

in our home. -Okay.

So the one idea was to put it as an island.

Oh, I see. Oh, that's awesome.

That would be a fun piece of history to incorporate.

So we'll see what we can do with that.

Moving into the living room,

we've removed this whole wall here.

So it's gonna make it feel better.

We're gonna rework the fireplace,

give it some texture.

As you see, I've added two French doors here.

-I love the natural light. -Yeah.

And I love the architectural element

that it adds to the room. -It looks so much better.

And I can't believe it's gonna look like that.

and just really make it feel -- kinda just bring it alive

but also have that quaint, cute, cottagey feel.

on how I'm going to lay this room out

because it's so narrow.

'cause this is structural but cut into it

so it's a nook inside this wall.

So I kinda had an epiphany. Um, I thought about the idea

of implementing some character in this --

like, a, "Holy cow. This is a great idea.

I better go get Chip before he takes out that whole wall."

Basically, this is where

the mechanical closet is right here. Okay?

Okay. Got it. So you're gonna leave this wall here.

This right here is this closet right there?

Yeah. So right in here, you've got shelving like that.

So this is like a bookshelf.

You got a bookshelf on this side.

You've got drawers here.

-Like a bunk bed? -No.

-Like a daybed? -Kind of.

It's just like a little sitting nook.

Right now I really feel like the Severns project

is lacking character.

And that's what we're tryin' to implement.

So anything we can do to work with the space

that we have and make it better, I think, is a good thing.

We could do some, you know, texture on the wall or whatever.

But this is just a cute cushion. And these people can sit here.

And it's, like, a little sunk-in area that...

Okay. ...becomes practical rather than just dead space.

I feel like I get you now. I'm having an epiphany.

I think it's gonna be cute.

Um, we're workin' on a really cool project

for the Severns family.

Well, from the dots here,

I'm thinkin' some sorta game board

like, uh, either a bowling alley

or, uh, shuffleboard or somethin'.

-Bowling alley. -Ding, ding, ding, ding, ding!

Basically, their grandparents owned a bowling alley.

Oh, cool. And this is kind of part of that history.

And so we're really wanting to incorporate it

on the island in their kitchen.

Oh. Very nice.

You know, on every project we do,

I love to implement, um, just pieces or design elements

that have a story, that have history.

Do you wanna keep these at all?

-I mean... -I would assume sand it down.

But I think, when you sand it down,

you'll still see the circle, which will be fine.

Like, if I cut it at 100,

we'd be able to keep both rows of plugs.

You know what I'm sayin'? Yeah. I think do that, for sure.

-Okay. So keep both... -'Cause that is cute.

I like that character.

With this island, I think it's gonna be perfect.

It's gonna have that story. But it's also gonna balance out

everything new that we're doing

so that this kitchen really stands out.

Go ahead and and just start cleaning this up,

sanding it down.

You know, we're really makin' a lotta progress

over here at the Severns project.

We've already poured all this concrete.

We've got the dormers added.

Gonna make a huge difference on their front elevation.

And we've fixed all the siding.

But today, I really get to continue honing my craft,

workin' on my, uh, German schmear technique.

-Hey, Chip. -Hey, Jo.

-Whatcha doin'? -German smear.

Can I try something with this real quick

so I can show you kinda what I'm wanting on this house?

Sure. I'm wanting more of the smear than the brick.

-Does that make sense? -Sure.

You know, German schmear, uh,

in its, uh, simplest form is just really takin' a mortar,

smearing it on the, uh, brick or the stone surface

and then wiping it back off.

It has that Old World look to it. Mm-hmm.

So I think, if the clients are really wanting

an antique brick look... -True.

Um, this is the perfect technique to apply.

-Show me how the master does it. -I feel like it's an art.

'cause I was sittin' there lookin' at it

and my back started hurting. -[ Chuckles ]

I could do this all day. You should've called me

and told me you were doing this. I'd have helped you.

-But now I've got other plans. -I bet.

So I think anything that you expose, Chip,

let it be kind of the more antique-y ones.

Cabinets are in. Countertops are installed.

We're putting up the railing in the living room.

We've got these new floors on the way.

Today's a good day to be, uh, to be a Severn fan.

[ Rhythmic knock on door ]

I hope you got your muscle pants on.

I do have my, uh, muscle shirt on.

-Ooh. -It's funny you said that.

So we've got a 2-1/2-inch-thick bowling alley floor top.

Wow. The thing is, it's 2 1/2 inches thick.

If we put that right on top of here,

Clint came over today, and this island,

he brought up a couple of big issues.

He's not comfortable or --

or wildly excited about having a --

a interior portion of this butcher-block countertop

exposed to the water and the grime

and the variables that happen around a kitchen sink.

Dang. That's a -- that's a lip right there.

Do you think... That's exactly what it would look like, too.

...could be sealed sufficiently?

Uh... Well, you know Jo well enough to say,

"is she gonna like that?" -I don't...

Or is she gonna say, "No way, José"?

I don't think she's gonna like havin' it that low.

Hopefully, Jo just misordered this flush-mount sink

and meant to do an overmount sink.

But in my personal opinion,

since we've got this here, and we're ready to roll,

I'd like to figure out how to solve this mystery.

I think it'd be a lotta fun to do a flush-mount sink.

What if we just solve this,

and we don't even get Jo involved?

What if you don't do that?

'Cause you just got busted for saying that out loud.

I would -- would never do that.

I think that's a bad idea.

that the faucet would be on the mounted side

and not the wood...

I think we need to do an overmount sink.

Think that's a better call from a practical standpoint.

I feel like we've got most of the big pieces.

But I'm just lookin' for the smaller things,

little just knickknacks

that we can place throughout the house.

Do you still call 'em knickknacks?

I do. I always wondered, why knickknack?

You know, who were these fellas?

-You're slingin' sweat. -It's just like...

-You're really sweatin' so much. -Forget hot yoga.

Wow. You know, this is, uh, hot antique shopping.

I've already lost, like, 13 pounds.

Tyrannosaurus rex.

Does this look like a dinosaur? It's a nutcracker.

-What? -Ouch.

Part of the fun in going to these antique stores

is just trying to figure out what in the world

all this stuff used to be, what it was used for.

Yich. That's a guillotine for fingers.

Chip, tobacco cutter.

I need one of those. Flips an egg.

Snowshoe...

[ Chuckles ]

And they would walk through the snow.

We found a lot of fun little things,

which is really what I was looking for.

Aren't these the things that are at the silos, Chip?

Found these really cool buckets that reminded me

of what we have at the silos where the grain used to go in.

It was on this, like, kinda conveyer belt.

You could even put, you know, some spices in it

or maybe greenery. I love that.

There's a few more over there, too.

You know, we really get to rekindle

that old flame, you know.

And sweat a lot.

You are literally doing this. Aw.

The Severns project is really on track.

We've already got the, uh, fireplace

completely wrapped in shiplap.

We've also got the pergola done on the front.

We got the exterior paint finally done.

I mean, we really feel like we're on

the, uh, downhill slope.

What do you think about, uh, the match?

Maybe a little darker?

Okay. Maybe just two coats. That'll --

Yeah. If I do two coats, let me show you what that'll --

Move -- move that corbel.

Yeah. That looks perfect.

So the balance here at the Severns project is

that we have lighter walls, a lot of this white shiplap.

So with that, I'm gonna do a darker stain in the kitchen

where we're doing kind of the wood trim in there.

But also, with these shelves and the corbels,

I think the white with that really pretty

kind of walnut color brown

will offer enough contrast where there's character.

But also, it'll still keep it really clean.

So these are for the mantel.

I'm gonna set these over here by the fireplace.

-Okay. -Don't lose these.

-These are, like, gold, Chip. -Those are for the mantel.

-What's the, uh... -Just like this.

What's the -- what's the topper?

Um, about a 3-inch piece of wood. Okay.

You know, this room was once just a long,

narrow shoe box of a room.

You know why it's not like that anymore?

That is cute.

It's really startin' to come together.

It's gonna be sharp.

and all this trim finished -- I mean, now it's...paint,

light fixtures, hardware, flooring.

I love that word.

and we're so excited to get this thing wrapped up

so I can turn this baby over to Jo.

Still a handful of punch-outs on the exterior,

doin' a little staining with the window boxes and the pergola,

but we are very close

to the official handing the baton.

finally getting to see this.

I think this house has taken a little bit longer.

It's just a bigger house. It's a bigger project.

So today, I brought my two design assistants,

Ella and Emmie.

You know, they had the choice today to stay home

with a babysitter or come with Mom,

and they chose to come with Mom.

So I ate it up.

Mm-hmm. The white really pops, doesn't it?

So it's a pretty contrast.

You know, this is definitely unique.

I mean, I don't think a lot of people get to say,

"I get to take the kids to work."

You know, uh, but for us,

we like to incorporate the babies

as often as we can.

And today, we got to bring the girls over.

And watchin' them work with their mom

is really special.

We've got different colors.

Seeing how much Ella and Emmie really love

that little sitting nook, it really confirmed that,

that was the right call for the Severns project.

I can't wait to see their kids really enjoy that space.

Um, what I love about it is I think the kids'll love it.

But it also still has this way about it

where it ties into the rest of the room.

It's practical, but it's also a pretty little space.

You girls need to come with me every time.

You are such big helpers.

Ooh. Ooh, that one's a small book.

You know, I've got quite a bit of work to do.

There's just a lot of little details, of course,

that I'm gonna be modifying and even just that --

the living room, just tryin' to figure out,

what's the best way to situate that room.

It's a tighter space.

But I'm really enjoying being in this home.

Hopefully, I'm not here too late tonight.

I really feel like it's coming together.

So I'll get home soon and get to be home with the family.

Your all-in budget, uh, was about $375,000.

But we came under budget.

And that ended up allowin' you to have

about $15,000 in equity

in this baby once it's all said and done.

So all things bein' equal,

you made a great selection on a house and --

and probably made a pretty wise investment financially,

as -- as well. -Awesome.

it just feels a little more open and not so stuffy and dark. It's crazy.

I just think now this space can be anything you want it to be.
