a closer look

at one of my most
personal renovations.

This is a property that Steve
and I bought a few years back.

So we're going to give you
some behind the scenes look

at how it all went down.

It was a real family affair,

and we'll get to see
how it all actually happened

and we'll get to see
where Tad lives now.

MINA:
This is the biggest house

we've ever tackled
on East Street.

I'm a little nervous about the
amount of work we have to do.

What the heck?

Versus the amount
of money we have to spend.

The sewer line detached.

Ugh! [ Coughs ]
I can't even look at it!

It's just a hot mess.

some of the nastiest houses

you've ever seen.

tackle the worst of the worst.

Then we turn those
run-down houses

into some of the nicest homes
in the neighborhood.

is about to turn 2,

It's like retirement.

So we want to be in a position
where, look,

he's not getting a free ride
by any means,

but where we can help
with his college

and also be in a position

where we have some disposable
income at that point, too,

MINA: So, it's a cool location
in Bates-Hendricks,

and that street is really
improving pretty quickly.

Yes.
It's exciting.

MINA: Bates-Hendricks
is close to downtown,

and the area
has come a long way

since we bought this house
three years ago.

We've done some smaller
renovations on this street,

and they've done well,

but this is the biggest
single-family home

we've done on the block,
so we wanted to really make sure

the market was right
before tackling this one.

We bought it for $85,000
about 3 years ago.

Okay.
It's 2,720 square feet,

and it's got three bedrooms
and two bathrooms.

It's a big house,

and we need to renovate
every square inch,

which means we need
to be careful

where we spend
our reno budget.

Otherwise we're gonna
run out of money fast.

This house is still ever
so slightly confusing to me.

I like the front door,

but it's awkward the way
there's a porch

and then nothing
over the door.
MINA: Yeah.

I think keeping
the door there.

But I think we need to move
the sidewalk and the staircase

so it lines up with the door.
-Yeah.

Because our front yard
is all choppy and weird

and it's just a mess.
So, tidying it up.

MINA:
I want it very clean,

but comfy
and a little dramatic.

So, I'm thinking, my version
of the urban Hamptons.

It's gonna be
bad-a-s-s, okay?

Wait till it's done.

It's all making sense
in here.

Let's go look inside.

KAREN: This is pretty.

I forgot how pretty
the woodwork is.
MINA: Mm-hmm.

The floors look good.
Yeah.

This property is definitely
a little bit different

than a lot of the ones
Two Chicks buys,

which really aren't habitable
or shouldn't be inhabited.

This one Steve and I
bought as a rental

and had lived there for a while.

The inside, perfectly fine,
perfectly functional.

The outside is a little dumpy,
but everything worked --

Water, plumbing, electric.

So definitely much nicer than
what Two Chicks usually buys.

I love the picture rail.

It's an old-school
picture rail.

This is technically
crown molding.

With a picture rail.
With the...yeah.

MINA: It's like
a little nubbin of wood,

and then there's a hook
that kind of hangs on it.

So, instead of putting nails
in the wall,

what you do
is you slide this hook

wherever you want it
on the picture rail

and then you hang
the picture from that.

It's really pretty,

and it's a cool throw
to the past.

But the idea down here,

I think I would kind of
leave the setup as is

and I would just open
the openings more.

Because right now,
when you walk in,

you just get, like,
a sliver of the kitchen.

I want, like, two
5-foot openings that line up.

So, living room, dining room
will both stay as they are.

The kitchen will stay
where it is.

So my thought is,
this goes to outside,

so French doors here
out of the dining room.

Okay.
Got this giant half-bath.

And then make this, like,
a reasonable size half-bath

and give the rest over
to the kitchen area,

so the kitchen
can be bigger.

We could maybe push this
all back,

get an island in here.

And then we can tile this

where the vinyl
is right now.

Mm-hmm. Yeah.
And leave the wood.

Yeah!

Yeah.

Oh, I like these.

So, this does
get bumped up.

Yeah, but I like
this railing.

Mm-hmm.
We keep this window seat.

KAREN: I wonder
what's under the carpet.

It's hardwood.

So I think what makes sense
is taking this chunk...

This is huge! Yeah.

...and making it bathroom,
closet.

And then
we still have this really,

really big bedroom.
Yeah.

And then the other two bedrooms
and bath

are gonna stay where they are
and just get...

in homes and closets.

On occasion, we'll find like
a closet or a whole room

dedicated to pee and poop.

Which I can appreciate

that they would like
that separate

from the rest of the home
they're squatting in.

We find lots of clothes,
lots of undergarments,

sometimes animals
dead and alive.

I mean, you name it,
we've probably found it.

This room
is the smaller of the two,

but still a perfectly
appropriate size.

-So, make a closet.
-And it's got a good --

It doesn't have
any pennies, though.

I'm a little disappointed

It had no presents

So, it's actually a really,
like, ample basement.

So, nothing --

Since Tad has moved out
of the East Street house,

he's now moved in
with his girlfriend, Christina.

TAD: Hey, welcome to our crib.
This is the living room.

This is my beautiful
girlfriend.

Those are her beautiful plants.
And we got more to see.

We've got this really quirky
design in here.

-Baby, do you love it?
-I hate it.

So when we got the place,
it came with

a paper-mache palm tree.

It's got fake plants.

-And real seashells.

I think it's awesome.
She hates it.

Okay, and then most importantly,
we got the kitchen.

This is where
I keep her happy.

where I do the dishes.

JK, she does the dishes,
I cook.

This is my stove.
I hold it down there.

But there's
so much more to see.

We've been living here
for like 10 months now.

When I get fired by Mina

for doing something
I'm not supposed to,

it kind of smells.

But it doesn't smell as much
as I would expect it to.

It's not a hard fix.

I just don't know
how these things happen.

Tell me about money.

MINA: It's a big house,
but our budget isn't,

so we'll really need
to plan carefully.

Here are the big-ticket items
that we need to tackle.

We need to paint the exterior
and realign the steps

so that they lead
to the front door.

Inside, we'll expand
the kitchen and convert

the large upstairs bedroom
into a master suite.

So, Steve and I bought
this gem for $85,000.

I think we could probably
put about $130,000 into it.

So all-in at $215,000.

I think we can sell it
for at least $265,000,

so we could make a really good
profit of about $50,000,

which would be great
for Jack's college fund,

but it is risky.

We just need to be really
careful with the budget

and make it look
like the Hamptons

but not cost
like the Hamptons.

damage them as much.

the doors,

so maybe
we'll take those off

and put them down
in the basement for now.

we go is we'll get the trim.

And then after the trim,

we'll start in
on the plaster and lath.

Tad was like,

Actually, do you want

TAD: This is like the best
bonding we could ever do.

MINA: Tad's tried to take Steve
under his wing,

which is a terrible plan

because Tad usually
is making poor decisions.

But I think it was good
brotherly bonding for them.

You know, so the last time
I demo'd with Steve

was like 8th grade,
he came to the house --

The orange duplex.
Right?

And Jessica, our younger
sister's boyfriend at the time,

threw a 2x4
out the window.

And it hit him in the head

and he got back in his car
and he left.

I either forgot or didn't know
that happened.

Yeah.
I'm just going to be real.

He does not like
to really get dirty.

He's a very
clean-looking boy.

So him coming to do demo
is a little bit outside

of what he's usually
comfortable with.

And it was it was fun getting
to to teach him some stuff.

we've done well in here.

we're talking about this episode
because it's special,

because it's a property
Steve and I owned

that we rented to Tad
for a while.

It was our first
investment property.

Yeah, I was your tenant
for a little bit.

It was mostly okay.

It's a little awkward
having your sister

as your landlord,
though.

I mean, you mostly paid, right?
Mostly on time.

-Yeah, that's true.

No, I got a new place.

I got a pond that I've been
working on pretty heavily.

I love the new digs.

I got three lots for the dogs,
so I love it here.

And all my little roommates.

Two of our workers unhooked it
to scope the sewer line

and never rehooked it,
so the stench of sewage

has been just like
wafting out into the house.

So, yeah, we'll get that
little problem fixed today.

if it had happened
when I was there.

Because his laundry's

My laundry is literally
right there.

And then there's
the sewer pipe.

So, no, I did not,
like, take a massive

would that happen?

MINA: We still have a ton
of demo to do,

but once we're done,
Mom and I can finalize

the floor plans
and start framing.

So, when we walk in now,

we've got kind of this
entry way, living room.

opening this space up

so we can see
actually into the kitchen.

stays where it is.

Other thing that's super cool
is off the dining room,

we're adding French doors,

so we'll have this nice,
big, wrap-around deck.

The kitchen, mudroom,
half-bath area

is the biggest change

because the kitchen
was wrapped around this wall.

So now we're making it
a galley

and then your access
to your half-bath

and the outside
is back there.

See, this is nice

because your powder room
is accessible

but it's not opening
into your kitchen.
Yeah.

Which is very nice,
very nice.

And then upstairs.

So, this whole space
was master bedroom,

and then we just had the closet
right here.
Okay.

So, we're sticking the shower
pan in where the closet was.

Okay.

And then taking two thirds
of the room to be master closet,

master en suite.
It's still gonna be huge.

Yeah, it's still
a really big room.
Excellent.

I'm excited to get started.

we are in Tad's house,

we're renovating

Ted's old house he lived in,
that's actually

an investment property
that Steve and I own.

shabby chic,

but I really just leaned
more into the shabbiness.

These guys ruin
anything that's chic.

So we have to look
shabby.

I mean, while I really
like the design

you have going on here,
but in this episode,

I just took it up a couple
of notches on the design.

MINA: Over at our big house
on East Street,

we're pouring concrete
for the realigned steps

and walkway
in front of the house.

On the inside,
drywall is almost finished,

which means it's time
to finalize our design plans.

MINA: I'm gonna start
on the outside.

We're gonna go,
like, an updated,

urban version of Hamptons.
Yeah!

So, some shake.
Yes.

Remember how good it
looked on

that house
we did on Talbot Street?

I think it would look
really good here.

It's very Hamptony.
It's very beachy.

Very Cape Cod.

So, this is
the siding color.
Oh.

And then the trim
is just bright white.
Okay.

And then
the front door is this black.

Ooh, I like the black door.
Yeah, I do, too.

So, urban Hamptons.

There is shake,
that's the Hamptons.

It's dark gray
with a black door.

That's the urban.
Urban colors.

Now, when we walk in...

We see all the way
to the kitchen.

We can actually
see the kitchen.

Yeah.
Which is great.

So, this is
the kitchen floor.

Okay. Yeah.
I want to play with these.

So, you've got
a lot of drama.

Yeah.
So, kitchen floor.

Can we do,
if this is cabinets,

could we do uppers a little bit
lighter, maybe in this --

There's not many.
Oh, okay.

It's open shelving
on each side of the stove.

Oh, okay.

So, it's not going
to feel super heavy.

So, this is our wall color
in the kitchen?

In the whole house.

In the whole house?
That's nice.

The countertops are just
gonna be butcher block.

Something similar
to this.
Nice.

This is countertop.
And this is cabinet.

And I want to do this cool
backsplash idea.

A piece of stone,

just behind the stove
and out a little bit.

So, let's say
this is our countertop

and this is our stove.
Okay.

And then you just come up like
the 4 inches of backsplash

and then, you know,
do something like --

Like, that's a terrible
shape, but --

Oh! No, I get
what you're saying.

That look --

And that's it.
Yeah!

The remnant, I think,
is a really good idea here,

because it's paired with
the butcher block countertops

which are very cost effective,

and then that remnant
was only a few hundred dollars

and it creates
a really big impact,

whereas a backsplash
you would have been paying

for the cost of the tile

as well as the labor
to install it.

So we probably would have been
looking closer

to a thousand dollars there

for even just kind of
a standard backsplash.

And no other backsplash.

And no other backsplash.
Just...oh.

And obviously,
this is Carrara in my mind.

Of course.

And then all gold fixtures.

And then it's just gonna be
like jewelry

with the sink faucet and
the cabinet pulls and all that.

It all looks so pretty.

The kitchen design captures

this urban Hamptons
kind of theme,

and it saves us
a little bit of money.

The butcher-block countertops
cost less

than marble or granite

and really kind of play
into that beachy theme.

And then we've got
the Carrara marble

and the gold,
which is a little fancier

and makes it feel a little urban
when it's all mixed up.

This is some
of our flooring.

We're just refinishing
what's there.
Yeah.

We have a lot of original stuff
we can keep.

The original hardwoods,
the original staircase.

We're able to keep
the picture rail

that's in the front
living room area.

We've got the hardwoods
upstairs, too.
Yep.

And they were covered
with carpeting for so long,

they're in good shape.

Bathrooms,
I haven't decided on a tile,

but something Carrara.

This is kind of different,
we've never used it.

I would go with this,
just because,

as a cleaning person,

I feel like this
would be impossible for me

to be happy with cleaning.

Yeah.
Vanity top is Carrara marble.

Okay.
With gold faucets.

Black base
with a lot of detail.

Okay.

So, it's gonna feel very,
like, rich.

I like this, yeah,
I like this better.

on the construction

at our urban Hamptons house.

On the inside,
our soft gray paint is going up,

which makes the whole space
feel polished and elegant.

And we're also laying
our graphic kitchen tiles,

which adds interest
and drama to the room.

The dark gray paint
is going on

and it totally gives off a cool,
urban vibe that we wanted.

And the white trim
and shake are pure Hamptons.

Okay, finish up that
last little bit up there?

-Oh, yeah.
-The shake looks so good!

having a tenant

And then, aren't you putting,

like, a picture-hanging
rail back in here?

Wasn't that
what you were doing?

When we did demo, I had the guys
just cut under it,

'cause they were worried
they were gonna break it.

-Well, it's gone.

That's what we were just
talking about.

I'm so confused.
A lot going on in here.

During demo,
we specifically decided,

we'll cut under it because
we don't want to take it down

because there's probably
no putting it back together.

KAREN: And now it's down.
And now it's gone.

And there's fresh
drywall.

Yeah, this is it.

As long as
they put it back up.

It's just a hot mess.

I mean,
I really felt bad for Mina

because this is
her personal property.

when this is all spruced up

and the picture-rail situation
sorted out,

Walking into the house
with all those things

seemingly having gone wrong
just in that moment

is a little frustrating,
and we cannot reiterate enough,

Then I also like that

We've got the butcher block
that was, I think, around $600

and then got this backsplash
as a remnant for 200 bucks.

But it makes it feel
real fancy pants.

It does.

And I think the floor tile
is a little bit of a risk.

I don't think it will scare
people away or polarize them,

because it's a busy pattern,
but not busy colors, you know,

so it kind of makes it feel
more uniform and soft that way.

I love the lighting
right off the bat.

And this was
the dining room before.

We kept the original
windows here.

But because we're downtown
and the homes

are closer together,
you didn't get much light.

So we added
the French doors.

I think
it does two things.

Lets more light in

of that right off the bat,

but French doors
are very helpful with that.

I think it brightens
the whole room up,

makes it feel bigger, too.

and one bath.

The whole space
was the master.

It was just a big bedroom.
No bathroom.

So, we were able to take, like,
the 10 feet on this side,

close it in,
huge walk-in closet,

big master en suite and then
two bedrooms and a bathroom.

if we sold it now,
