in one of my favorite
neighborhoods in Orlando.

It's called Lake Como.

This neighborhood
has a great family vibe.

It has a beautiful park with
a lake, really good shopping,

and it also has
a brand-new school.

Finding a house here can get
very competitive,

especially the way
I found out about this one.

Yeah, so this house that I got
in my e-mail box

this morning
is from a wholesaler.

Wholesale deals are always
a short fuse

'cause they send this list out
to a hundred flippers like us.

-They're jumping all over it

instantly,
so it's like throwing some meat

into a shark tank or something.
-Yeah.

This is it, I think.
-That's it?

-Yeah, it is cute.

Keith: Yeah, is it
a little too cute?

First glance, this house
looks a lot better

than our usual projects.

I mean, our job's
to find zombies --

like, beat-up houses
at the low end of the market --

so we can fix them up, sell
them, make a nice profit.

This one might not fit the bill.

Ashlee: It's got some problems.
I mean, it has a tarp.

It has some water damage
over there.

Duke: Yeah.
Thing's probably rotten inside.

and has a one-car garage

The back bedroom and
the sun-room were add-ons.

but it doesn't really
look torn-up.

The water damage in this house
is ugly, no doubt, but so far,

I think it's all fixable.

Replace whatever bad shingles
are on the roof,

fix all this damaged drywall,
throw on some fresh paint,

and voilà --
this house could look great.

But this bathroom,
on the other hand...

This is the master bathroom?

It's so puny.

They're not bad at all.

On a tight flip, these cabinets
are not gonna be

the first thing we replace.

I think if you put new floors,
new backsplash, new countertops,

this kitchen -- you'll be
out of here for, you know,

6,000 bucks maybe 8,000.

Just when I'm ready
to write this place off,

I see that kitchen.

Now, a kitchen's often
the biggest part

of your renovation budget.

I mean, one this size
could easily run 15 grand.

If we can repurpose
those cabinets,

we could save a good chunk
of that money,

and that could make
this flip work.

-The backyard is gorgeous.

There's a crawlspace
right there.

We ought to take a look
under there.

I want to get to the bottom
of the floor damage

in the addition pretty quick.

The condition of that room
could make or break this flip.

This has insulation
on the rafters up here.

They have, like, Visqueen
underneath the insulation.

You can't even see the joists.

You're not supposed to, like,
close it all in.

trash-bag plastic.

of this addition

is wrapped in a diaper.

In all my years of flipping,
I've never seen this done.

That Visqueen basically traps
and holds moisture,

and it's caused the whole floor
to rot through.

Whoever did this
really created a mess,

and now I'm wondering
what else they did wrong.

structural concerns.

We don't know what
we're getting into.

we need a new roof.

We're gonna keep the kitchen,
hopefully.

It has original hardwood floors

that we only have to refinish.

in the jungle.

getting a price of $270K even.

We've set the budget on this
reno at a super-tight $40,000,

giving us a total investment
of $310,000.

Comps in the area tell me

I can list this place
at $370,000,

giving the team
a tidy profit of 60 grand.

Now I just have to stay
on our guys to make sure

we don't spend a single
dollar above our budget.

Justin: In order to keep
our budget down,

we're not gonna tamper
with the layout of the house.

We'll leave the walls
just where they are

and upgrade the paint
and flooring throughout.

But we will spruce up the back
of the house with a new deck,

which will be a great spot
for lounging.

And we'll close in that carport
at the side of the house,

where we can add
a built-in workbench

that will appeal
to the handymen out there.

The kitchen is our money room.

It'll get top-of-the-line tile,
appliances, and new countertops.

The big question
is the cabinets.

We'll save them for last and see

if we can afford
to upgrade them later on.

Since this house is already
riddled with water damage

and monsoon season
is right around the corner,

we're gonna try to finish
this house in 6 weeks or less.

was limited to the insulated
floor joists and not the walls.

This add-on had some fresh work
done to it

just a couple of years ago,

but the damage
looks older than that.

So, how did this new
construction get so bad so fast?

Charlie: What I'm thinking --

whoever did this,
stuccoed this

to cover up
a lot of that damage.

Oh, and that would explain
why they put the Visqueen

under the framing members --
to obscure it.

Yeah,
that's what I would say.

Ho-ho.

Whoever did this took
a very dangerous

and probably
very illegal shortcut

hiding all that rot
in the structure.

That stucco's holding us up
right now.

We have to be careful...

The whole thing
could collapse.

My question is -- how widespread
is the termite damage?

I mean, we're at 2 grand
for the floor alone,

but we could easily
be at 8 grand

if we have to replace
all the walls.

That's a fifth of our budget
just on this one room.

We might have blown
this flip already.

Despite the problems we found
in the back of this house,

we've got to move forward
on the rest of it,

and some new high-end tiles

is really gonna make
this place pop.

We're tiling one bathroom with
a cool, white honeycomb tile,

and the other with a slick,
black tile that's gonna pair

really well with this geometric
floor tile

that we've picked out.

In the kitchen, we're going with
a more modern,

rectangular tile
that's an off-white color

that's gonna give this place
a bright, welcoming look.

We also got some good news
from the crew

working on the rotted wall.

The damage only extends
to the corner,

so we only wound up
having to replace part of it.

The crew quickly seals it up
nice and clean.

And now we're rebuilding
the whole floor,

including the joists
and the subfloor.

Ashlee: So far, of the $40,000

we've budgeted
for this renovation,

we've already spent $6,900.

That wall repair wasn't as bad
as it could have been,

but there's no way we can have
any more surprises like that

if we want to hit our mark.

our kitchen back together.

So, we're putting up
a fresh layer of drywall,

repaint them later on.

we've barely gotten started.

that that would be enough money

as quickly as possible.

Now, the rains have proven
that the leaks are worse

than we thought
when we bought this place.

We're about to find out
how much worse.

and get it dried in.

That's nearly a third

we have no choice really.

since the roof repairs

mean we no longer have
the budget to close it in,

but the paint will tie
it together

nicely with the rest
of the house.

gonna save a ton of money

by keeping the old floors
and refinishing them.

and they also added new wood
in the back bedroom.

Now we just need to pick a stain
to make it all uniform.

What's happening?

So the three over here

are gonna be your
oil-based finishes,

so it's a monocoat system,
so it's one coat.

-And then I just did a dark one

because everybody
loves to do dark.

I know, but I'm trying
to do something different.

I want to do, like,
California cool.

So I painted the house black,

so I wanted something light
in here.

I agree, yeah.

Let's do the cool,
white-matte looking one.

This light color is gorgeous.

I cannot wait to see
how it'll look

when the whole floor is done.

We started with 40 grand
for this flip,

and between the money
we've already spent

plus another $12,000 set aside
for the roof, we're at $32,750.

So we're gonna have
to tighten our belt

on every remaining expense
and hope nothing else implodes.

could almost double

the cost of the floors
in this house.

So while Keith is getting
the supplies,

Miles and I are here
trying to mop up the water.

Just put your feet down.

Keith: I just went and picked up
60 pounds of rice,

and the idea is to mop up
any standing water on the floor

and then use the rice
to kind of soak up

and draw out
any residual moisture

that's already
penetrated the wood

and hopefully save the floors.

It's gonna save the day.

He's very worried
about the house.

Keith: The tarp has been
penetrated all the way

around the existing
ventilation stacks

and the water's getting in.

I got to get a new tarp over top
of those stacks right now

to hopefully stem the tide,

keep the water from coming in,
and save the floors.

I think that extra layer's
gonna do the trick

until we can get this roof
fixed the right way.

Okay.

Thankfully the extra tarp that
Keith put on the roof

kept any more water
from coming in

and the damage
spreading even further.

Unfortunately, the rice
did nothing to save

the new wood floors, and now
they have to be replaced,

adding yet another hit
to our budget.

With the new wood down,

Ability Flooring is staining
the floors throughout the house

with the perfect light color
I've selected.

And I have to say,
they look absolutely amazing.

Keith: Meanwhile, Roof Commander
was finally able to get out here

and replace this basket strainer
of a roof we have.

All the rotten wood is
getting removed...

and replaced.

Then, all-new, water-shielding
underlayment is installed.

And lastly, the shingles
go down on top of that.

This house will stay
bone dry now,

even in the biggest
Florida downpour.

The good news is the roof
cost a tad

less than the $12,000 estimate,

which gives us some desperately
needed breathing room

on the interior fixes.

And now that the leaky roof
is a thing of the past,

we can patch up
all the rotten drywall

and replace the damaged ceilings
throughout the house.

This place finally
feels livable.

The open house
is closing in fast

and this flip is cranking
into high gear.

In the kitchen, Deedee
and her team from Dewine Design

are painstakingly
refinishing these cabinets

by hand with a cool, two-tone
color combo that Ash picked out.

Next, we're painting the walls
a clean, fresh-white color.

We also have Brownie's Plumbing
here installing

our top-of-the-line,
stainless-steel appliances

to give this place
that nice, modern feel.

Finally, the new front door
is here being installed

and painted to replace
the one that Keith smashed.

I have to admit,
it's a nice upgrade.

Ashlee: We've now spent $37,000
of our $40,000 budget

and we still have landscaping
and staging to go.

So it looks like

we're gonna end up
going slightly over budget.

But considering the roof
and termite surprises we had,

I think we did
an absolutely great job

at keeping the expenses
under control.

the open house is coming up.

I told Duke and Justin
that I needed them here

at the house today to check
on some last-minute fixes.

I'm calling them over

so I can get revenge for that

that we put on the roof

and set up with a pull release.
