it's like wow,

You have that grand front room
with two-story ceiling,

It's just a lot of space.

then you have to actually

the sunken living room.

In some high-end homes,

I love a dual island, it's
actually an upgraded feature.

However, in this house, it
doesn't work, it's choppy.

a lot of changes

current built-ins.

The entire first floor.

The old tile in the family room

Unfortunately the hardwood
in the front room isn't.

comfy movie night.

The big change is
in the kitchen,

We'll go with off-white,
shaker-style cabinets,

New porcelain countertops,
and a subway-style backsplash.

Add stainless steel
upgrades for the vent hood

And all the appliances, and
you'll have a modern look

That will stand
the test of time.

A large single island
with a sink will add space

And functionality for cooking,
entertaining, homework,

You name it.

In the opened-up mudroom,
stacking your washer/dryer

And adding a washtub on the side

Leaves space for storage
options on the other side,

Which simplifies the
comings and goings

With all your kids and dogs.

And, in the bonus room, we
can add a fresh coat of paint,

Lots of storage, and a daybed,

So you'll have
an awesome kids hangout,

Or a guest room in a pinch.

That is my dream come
true when I come home.

It'll take 5 weeks,
it'll cost $90,000.

This wasted space
under the stairs,

I'm gonna turn it into
a cool space just for the kids.

it's pretty big,

So I think the adults
could fit in there, too.

But I have a little bit
of a twist for option two.

And it depends on how
much you like your guests.

I've wanted that thing out
since the day we walked in.

two design options.

The first totally opens up
and unifies the kitchen,

Living room, and mudroom,

And gives the bonus space
a facelift.

It would take 5 weeks
and $90,000.

For the second option,
all of the main spaces

Would be exactly the same
because I know

We are maximizing the
functionality and the style

For what you are asking for.

The twist for option two
is we would transform

This bonus space into
a full in-law suite.

Oh, wow.

In the second option,

We'll close off
the sunroom access,

But we'll keep the natural
light by adding a window.

Then, we'll spoil your visitors
with a queen-sized bed,

And high-end, boutique,
hotel-style furnishings.

We'll relocate the bathroom
entrance to make room

For a super-chic kitchenette,
with a sink and mini-fridge,

Making this the perfect
space for guests or in-laws.

Is gonna have a sink in it,
so today we need to dig down

much-needed focal point

Was the right call.

Thanks to a ton of elbow
grease, the old floor

In the front is finally gone.

In the mudroom, which is the
family's main entry point

Into the house,
we've removed a wall

To make it feel mush more open.

Oh, to not have to dance
around multiple doors

And just a poorly
laid-out space.

I have room!

Do not drop the mud.

I like it.

This is gonna make
so much more sense,

And even doing, like,
the floating shelves

Above here just makes it
feel a little more spacious.

Well, that's exactly it.

this made no sense,

Having that tight
little space,

Doors bumping everybody,

Jonathan: It has been a massive
amount of work to get

All the plumbing done,
but we are in good shape.

I am ready to fill
the hole back in.

We officially have
roughed-in plumbing all down,

Our electrical's done.

We're actually
starting to patch

All the holes now, make
everything pretty again.

We can still
patch those.

to bringing them home.

The new tile around the
living room fireplace

Is gonna look amazing.

The mudroom is way
more open than it was

And in the kitchen, their new
faucet is gonna look so good.

That is pretty impressive.

Not just like
a flat black.

It's got that beautiful
high-gloss finish to it.

It'll tie into the
black that we have

Throughout the kitchen.
